Higher-priced homes with a low crime score
Sitting 5 miles northwest of Downtown Houma is Crescent, a residential neighborhood off Little Bayou Black Drive. "There is plenty of hospitality from the people, and you're very close to the entertainment downtown," says Anna Theiss, a Realtor with eXp Realty who has a few years of experience selling homes in the Houma area. The CAP Index crime score gives the neighborhood a 1 out of 10, compared to the national average of 4. The average home value in Crescent is about $480,000, more than double the Houma-Thibodaux metro average of $228,000. "The area is sought out since flood insurance isn't required on the west side of Houma like it is on the east side," Theiss says. Crescent's location in southern Louisiana means it is prone to hurricanes, tropical storms and potential flooding.
