Investing in West End Houma's tight-knit community
In Houma's West End, residents are reviving an area close to many of this South Louisiana town's amenities. "This is a very desirable area, close to downtown Houma--and it's a very proud area," says Realtor and lifelong resident Liz Hebert with Coldwell Banker. "We pride ourselves in our community--this neighborhood is close to downtown, where we have great restaurants, great music, markets and music festivals, like Houma Downtown Live." This community is a little older, but it's attracting investors who seek to keep it thriving, primarily as recent hurricanes and newly crafted FEMA flood maps have caused some residents to struggle with insurance companies. Even with difficulties, Hebert states that the community is still incredibly close. "Some people don't understand how tight-knit we are, but it's hard to understand how special of a place it is unless you're from here," Hebert says.
Renovated homes aren't often for sale
The neighborhood in an area of Houma developed between the early and mid-20th century. Here, the streets are older, and homes are set on smaller yards, many lined with metal security fencing. Mature mulberry trees display their flowers on front lawns, while a few pine and oak trees offer shade on the sunny street. Renovated homes aren't for sale very often, but when they are, they're typically shotgun houses, ranch-style residences and cottages. "Lots of young families are coming in here and renovating homes that need a little attention, especially with how close it is to everything in downtown," Hebert says. Depending on the completed updates, list prices typically range between $55,000 and $215,000. Most of the West End is prone to flooding and damage from hurricanes, and residents who haven't enrolled in the National Flood Insurance Program can purchase private flood insurance. Homeowner's insurance is also necessary, though high deductibles can hinder home repairs for some residents.
