East Houston is getting a fresh look
East Houston has been a contributing player in helping the city rank top in the nation for new home construction. The new builds popping up all over the area, coupled with notably lower prices and proximity to downtown are the biggest drivers behind why East Houston is gaining appeal. “It’s becoming such a cute little space and there’s so much interest there. That area is popular among our first-time home buyers,” says LaTisha Grant, a broker with TAS Realty, who has been selling homes in East Houston for four years. “You can get your foot in the door for $180,000 for new construction. It’s hundreds of thousands of dollars cheaper than downtown. You would need $400,000 to get your foot in the door downtown.”

East Houston offers lower prices
In addition to the crop of newly constructed homes built in traditional and more modern styles, the area offers a wealth of brick and clapboard ranch homes built in the ‘70s and ‘80s. Residential streets are marked by sidewalks, shade trees, and roomy lots with grassy front yards.
The average asking price hovers in the low-$200,000s. A vintage three-bedroom, one-bath ranch could be found for $150,000, while a three-bedroom, two-bath new build may cost around $250,000. “It’s a strong market there. Things are going under contract within days,” Grant says. “It’s popular because of the prices and proximity to downtown. It’s a lot cheaper to live in the east corridor of Houston than in other places that are just as close to downtown.”

Mesa Drive and Tidwell Road serve as the commercial hub
Neighborhood residents often commute 10 miles to downtown Houston or to nearby neighborhoods for shopping and dining, but East Houston offers a smattering of options as well, mostly along the main thoroughfares of Mesa Drive and Tidwell Road. “The area is a mix between a suburban and small-town feel,” Grant says.
Shopping for groceries and other essentials can be easily handled at Fiesta Mart and the locally owned Jack’s Food Store is open 24/7 to fuel up on gas or grab a snack. For dining out, there are some familiar chains, such as Jack in the Box and Little Caesars to snag a quick bite. Taqueria Las Aquilas is known as the go-to spot for street tacos and locals rave about the shaved-ice snow cones at La Morenita.

Houston Independent School District schools
Public school students may attend Hilliard Elementary, Forest Brook Middle and North Forest High. While East Houston locals relish their suburban lifestyle, it’s widely considered a benefit to be so close to downtown. The area is largely car-dependent but hopping on Interstate 10 West just outside of the neighborhood makes for an easy trip to downtown entertainment hubs.
