Houston's first master-planned community
Greater Heights, sometimes called "The Heights," is quickly becoming one of the trendiest spots in Houston. Founded in 1891, it was Houston's first master-planned community where play, work and life coexisted, it still fulfills this legacy. The city is within Houston's inner loop, making commuting to the Galleria, Museum District, and Memorial Park easy to do on a whim. It's also conveniently connected to shopping centers and parks through miles of hiking and biking trails. Greater Heights' history shines through its vintage Queen Anne and Folk Victorian homes. The city was named for its higher elevation north of downtown — which once made it a refuge from mosquitos that carried yellow fever. Today, residents appreciate that this makes it less likely to flood than other areas of Houston.

Historic homes on Heights Boulevard
Appreciation rates have nearly doubled over the past 10 years and new construction is cropping up everywhere in Greater Heights. "It's shifting from having small-town energy to being more urban and developed," says Realtor Katharine "Kat" Nichols, who co-founded the Lemon Grove Realty Group and lives in The Heights. Since Houston lacks zoning laws, new properties are blended into the mix. "A lot of apartment complexes are popping up next to older bungalows," she shares. " A lot of people who have lived there for a long time don’t love what’s happening." There are a few streets in Greater Heights that are protected, including Heights Boulevard, which is lined with Victorians listed on the Historical Registrar. A modest bungalow built in the '30s may begin in the $400,000s but homes mostly range from $500,000 to $800,000. A contemporary new construction will cost well over $1 million. Properties currently spend around 31 day on the market, faster than the national average of 41.

19th Street is what The Heights is known for
Locals can travel to nearby shopping centers, like M-K-T, via the Heights Hike and Bike Trail. M-K-T is on the edge of Greater Heights, right before locals reach the bayou. It has a range of trendy stores unique to Houston — like Buckle Bunny Hat Bar — fitness centers, a skin clinic and restaurants. Heights Mercantile houses even more boutiques and Postino's — a favorite Italian — across from Donovan Park, "These shopping centers are all new. The one Greater Heights is known for is 19th Street," Nichols shares. Nineteenth Street is a hub of mom and pop shops. It's where locals can catch a flick at the vintage The Heights Theater, grab ice cream from old fashioned parlors, meet for drinks at Cedar Creek, peruse Antiques on Nineteenth and more. Nineteenth Street also hosts the First Saturday Arts Market.

Bayou Greenways Park opened in 2021
There are tons of small to medium-sized parks in Greater Heights. One of the most popular is Donavan Park, established on Heights Boulevard in the '80s and known for its castle-themed playground. The Paul Carr Jogging Trail Park's gravel path extends along this same boulevard and is lined by coffee shops and the Heights Neighborhood Library. Bayou Greenways Park opened in 2021 at the intersection of White Oak Bayou Greenway and the Heights Hike and Trail. Its acre weaves trails into open spaces framed by woodland that offer a view of the downtown Houston skyline.

IB programs at Heights High School
Students in the Greater Heights area are served by the Houston Independent School District. They may attend Travis Elementary School, Hogg Middle School and Heights High School. The elementary school scores an A-minus rating from Niche, while the middle and high schools both earn B-plus ratings. Six miles from downtown Houston
Aside from being highly walkable and bikeable, Greater Heights is also right in the middle of three major interstates: 610, 45 and 10. The metro serves the area, with stops throughout Greater Heights. There's a cluster of medical facilities for everyday care and emergencies off Ella Boulevard and West 26th Street. The Houston Farmers Market is on Airline Drive and is open daily with fresh produce. And there's also a Whole Foods nearby off the loop. Greater Heights is considered safer than many areas of Houston, but it's seen an uptick in motor vehicle theft recently. When locals need to fly, Houston George Bush Intercontinental is 20 miles north via Hardy Toll Road.
I-10 skirts the edge of the Heights, offering easy access to downtown Houston.
For fresh produce, residents can go to the local Whole Foods.

There have been so many fun festivals and new restaurants that have popped up lately that are perfect for everyone to attend. Also, its traditions such as white linen night bring people from around the neighborhood and the greater Houston area together. It is the most wonderful neighborhood for young couples and families. One thing that could be improved is the cleanliness around major streets such as 19th street.

Moved here from Greater Inwood. All houses are at least adequate, and the ones that aren't are being torn down and modernized, other residents are helpful, and 10 minutes from EVERYTHING. Excellent place to live.
