Jubilee creates a culture of connection in Hockley, Texas

Jubilee is a new master-planned development in Hockley, Texas that fosters a close-knit culture between its residents. Created by the Houston-based Johnson Development company, Jubilee is highly desirable for its distinct homes, recreational attractions and open public spaces that encourage conversation and community engagement. While eight homebuilders are still working on new construction throughout the area, Jubilee lives up to its nickname as “the joyful neighborhood.” “The land planning was strategically designed to connect everyone throughout the community,” Perry Homes sales professional Sara Mazyn says. “It’s a great place to raise a family.”

A joyful hub of activities and outdoor recreation

The Joy Hub Recreation Center is a 4.8-acre entertainment complex situated in the middle of the neighborhood. The resort-style pool has a lily pad net, inflatables and an event lawn with a splash pad. The center also has a working lounge with a coffee station, common areas and free Wi-Fi. One of the more unique features is the designated public spaces called Wellness Zones that encourage playtime and social interactions. “Each of those is designed for families to connect with the community and themselves,” Mazyn says. “Reflection has this space where you can just sit there, meditate and unwind, and a lot of residents will gather in the Connection zone across the street.” Future construction will bring additional amenities such as a day care, a fitness center, sports facilities, community gardens and a dog park.

New traditional and contemporary homes with smart technology

While most residential areas south of Joyful Life Drive are still under construction, there are currently two completed subdivisions by Jubilee Haven Boulevard that have over 300 new homes. Single-family units in the Elation and Radiance subdivisions sit on less than 10,000 square-foot lots and feature traditional and contemporary architecture. One- and two-story houses can range anywhere between 1,598 and 4,016 square feet, and smart-home features such as automated door locks, thermostats and adjustable lighting are the standard for all new builds. The median sale price is about $438,500, which is higher than the state median of about $308,000. HOA fees cost $1,200 annually.

Career and technical education in Waller ISD

Students who live in Jubilee are zoned for the Waller Independent School District, which earns a B on Niche and has a 92.7% graduation rate. “They offer 11 career and technical education pathways and 22 programs of study,” Mazyn says. “They have a high school drone pilot program. Students can even get their real estate license.” Roberts Road Elementary earns a B-minus and has a Gifted & Talented program, while Waller Junior High earns a C-plus and has special electives for agriculture, hospitality and computer science. Waller High School offers dual credit and advanced placement courses and earns a B-minus. While students currently take the bus to their respective campuses off-site, future construction will bring a new elementary, middle and high school much closer to home by 2029.

Locally sourced produce, food trucks and future commercial areas

Residents can subscribe to the Community Supported Agriculture program to receive locally sourced produce from the Sealy-based Kmiec Farm, including carrots, corn and sweet potatoes. Members can sign up for either a small or large share, with prices ranging between $240 and $420 for six months. Food trucks will occasionally roll into the recreation center parking lot, and future commercial zones are being developed alongside Baethe and Betka Road. There are several shopping centers 10 miles east in Cypress, including Cyfair Town Center, Fairfield Town Center and Houston Premium Outlets. The closest grocery stores are H-E-B, Kroger and Costco. Local restaurants in Hockley include Backdoor Pizzeria and Jimbo’s Roadhouse.

Joy to local events and seasonal celebrations

The community has an on-site director of joy who plans over 70 events throughout the year, ranging from block parties to potluck dinners. Yoga classes are held every month on Jubilee Lawn, and the seasonal Tour of Trees lasts from November to January.

The highway to Houston

U.S. Route 290 is directly north of Jubilee and runs over 37 miles southeast toward Houston, where the George Bush Intercontinental Airport offers flights to more than 180 worldwide destinations. The Memorial Hermann Cypress Hospital is open 24 hours a day and is about 8 miles southeast.
