Situated just over 20 miles northwest of Downtown Houston, Langham Creek is a neighborhood that embodies all the qualities of the quintessential Texas suburb. With newer homes on landscaped lots, several area parks, an excellent school district and proximity to Highway 6 and Interstate 10, Langham Creek attracts families looking for a neighborhood feel within commuting distance of Houston, but without the Texas-sized price tags and traffic jams that tend to accompany life in the city. “That area is perfect for raising children,” says Christine O’Brien, Houston resident and Realtor at Keller Williams Houston Central. “It’s very, very safe and only a 30-minute drive downtown.” Langham Creek’s overall CAP Index Crime Score is 3 out of 10, lower than the national average of 4.

Subdivisions with single-family homes and townhouses

The neighborhood includes Langham Creek Estates, a subdivision with single-family homes, and The Villages of Langham Creek, which has townhouses; each has their own HOA and playground. Cul-de-sacs lined with sidewalks and dotted with streetlamps wind around the neighborhood. Compact, uniform lots include leafy trees in front yards and privacy fencing in backyards. The neighborhood’s New Traditional homes were built primarily in the early 2000s; many feature brick exteriors, gabled roofs and multi-car garages. Single-family homes range from about $270,000 to $360,000, while townhouses are priced in the $200,000s. Monthly HOA fees are $30 to $40 in Langham Creek Estates and $200 for The Villages of Langham Creek.

Students zoned for top-rated Cypress-Fairbanks schools

Cypress-Fairbanks Independent School District, rated A on Niche, particularly excels in college prep and diversity. Students may attend Tipps Elementary, rated B-minus, or Metcalf Elementary, rated A-minus. Kahla Middle School, rated A-minus, borders the neighborhood, making it easy for kids to bike to school. Langham Creek High is rated A. Shopping and dining along Highway 6

El Rancho Supermercado, Marshalls and Aldi are just some of the many retailers along Highway 6, a main commercial corridor that also has a large selection of restaurants, from Whataburger to Spring Creek Barbeque. Rumba Live is a dynamic spot known for its Cuban food, happy hour and live music. Fun in the sun at the playground, dog park and Bear Creek Pioneers Park

While there aren’t any public playgrounds in the neighborhood – the Villages of Langham Creek has a park with a playground that is reserved for residents’ use – the larger area beyond the neighborhood’s boundaries offer plenty of recreational opportunities. “The area has a lot of things for kids to do, and lots of organized children’s sports, like baseball and soccer,” O’Brien says. Bear Creek Pioneers Park is about a 10-minute drive from the neighborhood. This expansive natural area is a hotspot for all kinds of outdoor recreation, with its Little League fields, soccer fields and hiking trails that wind through wooded meadows. Congressman Bill Archer Dog Park is one of the largest dog parks in Houston, complete with oodles of space to frolic, two agility courses and a pond for dogs to jump into – a welcome respite when summer temperatures exceed 100 degrees. Weather-wise, hurricane season is also something to watch out for; storms may occur throughout the summer and fall, bringing high winds and heavy rain.

Driving around the Houston metro area

Langham Creek sits about 23 miles from downtown Houston. “It’s located between Interstate 10 and U.S. Route 290, two of the main commuting roads that lead into Houston,” says Sandra Holcomb, a Realtor at CB&A Realtors who specializes in western Houston. Emergency care is just a mile away at HCA Houston ER – Copperfield. Residents are about 30 miles from Houston’s two major flying hubs, George Bush Intercontinental Airport and William P. Hobby Airport.
