Developed between the late 1950s and the 1960s, Spring Branch West features predominantly single-family homes in deed-restricted subdivisions. During the last five years, due to its proximity to the Memorial City Mall and Medical Center and the City Centre Development, new construction of single-family homes and commercial developments have begun to sprout up. Located about 15 miles west of Downtown Houston, the neighborhood is benefited by Interstate 10 and the Sam Houston Tollway. “While there has been some development in Spring Branch West, it is not moving as fast compared to Spring Branch East," says Thalina Garcia, a Realtor associate with Nan & Co. Properties, who has been working the Houston market for almost 10 years. “The area is right along Interstate 10, which puts it in a good location, and is very close to the Memorial City Mall, a live, work and play multi-use facility.”

Ranch-styles mixed with new construction devlopments in Spring Branch West
Spring Branch West’s original home inventory is lined up closely along tight subdivision streets. Most of the houses are brick-front ranch homes, but more recently, lots have been cleared in millennium mansions that have gone up as rebuilds. Like the rest of Spring Branch, real estate development has hit the area, but at a slower pace than Spring Branch East. These new construction developments feature townhouse complexes as well as new custom-built homes. Prices in the neighborhood range from $158,000 to $1.4 million, but more realistically, the average home price is a little more than $386,000. “The market is moving pretty well, and when properties are listed right, they move quickly,” Garcia says.

Developing commercial space and the Memorial City Mall
Old Katy Road, just north of Interstate 10, has seen commercial development over the last few years, and the Village Plaza at Bunker Hill is the proof in the pudding. The shopping center has a Costco, Best Buy, and Academy Sports. For a bite to eat with some local flare, Bori is the first Korean Steakhouse in Houston and has the Peace Garden to promote the unity of Korea while paying tribute to those who suffered during wars. On the other side of Interstate 10 is the Memorial City Mall. The mall comprises a portion of the 300-acre mixed-used development that includes real estate, office space, retail, luxury apartments, restaurants, and upscale hotels. Residents can head to the mall find JCPenney, Journeys, the Gap and an Apple Store, scattered amongst other popular mall stores. Memorial City is home to Kirby Ice House, which features a 120-foot bar, the longest in Texas, and is the perfect place to watch a Houston Astros or Texans game on its large screen TVs.

Spring Branch Management District
The Spring Branch Management District has been on the front lines of the revitalization efforts and development in Spring Branch. Aside from the area's development, the group hosts community and educational events for residents. The group runs everything from Zoom calls for small businesses to community events like the Lunar New Year Festival, Yoga for Kids and the mobile food pantry.

Recently refreshed Moffit Park and Haden Park
Like the housing, Moffit Park received a face-lift in 2018 to help the old park become a community hub. At the center of the renovation, the park opened a new community pool and splash pads for people to beat the summer heat. The additions didn’t end there, as now residents can stroll on a multi-use trail and explore the new gardens while children frolic on the playground. The renovation added new sports facilities, with a disc golf course, baseball field, basketball court, tennis complex, and community building. On the smaller side, Haden Park is a neighborhood green space featuring grassy areas shaded by tall old-growth trees. The park does have a jungle gym and splash pad that is a favorite amongst local children, and a paved trail for running or biking. With one phase completed, the Spring Branch Hike and Bike Trail spans 2.4 miles, safely connecting larger parks to neighborhood green spaces. The trail already has four phases worth of development planned, with phase two work beginning in 2024.

METRO bus line and Interstate 10
For those in need of public transportation, Houston’s METRO bus line does reach Spring Branch West. Commuters can catch the No. 26 Long Point / Cavalcade line at the Memorial City Mall or use the No. 46 Gessner line at multiple spots along Gessner Road. A draw to Spring Branch West is its proximity to Interstate 10. The newly expanded roadway heads east towards the Interstate 610 Loop to Downtown Houston.

Living in Houston
While Spring Branch West does not have as much of a flood risk as some other areas of the city, Houston residents do have to deal with extreme weather frequently. From scorching temperatures in the summer to recent ice storms have hit the city. Other weather factors in the last five years have include hurricanes, flooding and an occasional tornado.

Spring Branch West has much to offer culturally speaking. The commute around is a bit hectic because there is a high level of commuters in this area seeing as how there are large shopping areas. I would not rate it to be the safest town in Houston. It is affordable to live here however.

Houston is not the first place people think of when it comes to weather, unless the topic is horrible weather. We humidity makes it horrible to walk around, so many use cars, even when its a short walk away. That being said, there are days weather is nice and outdoor activities can be done year round as winter isnt too cold. The city should focus on improving public transportation and allowing better commuting paths by bicycle.
