Secluded Spring Valley Village
Spring Valley Village is one of Houston's six elite Memorial Villages known for multimillion-dollar estates and autonomous community comforts. Each village has its own city council and respective mayors, but share nearby amenities and certain privileges, including the top-rated Spring Branch Independent School System. Spring Valley Village's locale is another motivator for homebuyers as it's on the fringes of major shopping yet feels extra secluded and leafy: "It's more private than the main villages of Hunters Creek and Bunker Hill," says local Realtor Roland Bodden. "Only four main roads lead into this area, which provides a little less access and traffic." Properties here are climbing steadily in value, according to Bodden: "It has some of the best real estate appreciation rates in the area," he shares. "On average, only 30 homes sell a year here, which points to the exclusivity of the area."
Spring Valley Village is situated approximately 10 miles west of downtown Houston.

Grand Mediterranean-style estates in cozy wooded cul de sacs
The village's estates settle on manicured lawns with stately trees accenting large lots that are at least 10,000 square feet. "Most of the neighborhood consists of short streets which terminate into cul de sacs nestled in wooded areas," Bodden says. As the area's value has grown over time, some of the village's original ranch-styles have been torn down to make way for ornate estates that borrow from highly modern styles to classic French country and Mediterranean styles. Entry points begin around $800,000 for a tear-down home to just under $2 million for a highly modern new construction at around 4,500 square feet. The $1 million mark may fetch a home over 3,500 square feet. Homebuyers may want to look into flood insurance, but this is typical of Houston in general: "Much of the Houston area is considered a ‘flood plain’. When purchasing a home, buyers review and sign flood related documents reflecting acknowledgement of this," Bodden says.

Above average SAT scores at Memorial High School
Spring Valley Village is served by the Spring Branch Independent School District. Students may begin at Valley Oaks Elementary School and Spring Branch Middle School before enrolling at Memorial Senior High School. Memorial Senior High prepares students for college through advanced placement exams in English Literature and Composition, Chinese Language and Culture, Microeconomics and more. It also nurtures creatives through a robust theater department that produces three live performances a year. While the elementary scores an A minus Niche rating and the middle school scores an A rating, Memorial earns an A plus.

Memorial Park is just southeast
Spring Valley Village's City Park is on the same block as several local churches and the Spring Valley Police Department. Home of the ever-popular Barbara Nichols Memorial Gazebo, City Park features a walking trail, a playground and several other monuments that pay homage to Spring Valley Village residents who have passed away. The park also has two large greenspaces that can be reserved for parties or special events. Two more pocket parks — Moritz Pech Family Park and Henry Froehner Pocket Park — are less than a mile north of the village for more playgrounds. The 1,500-acre Memorial Park is just southeast with a wide range of amenities including the Houston Arboretum & Nature Center. The arboretum has 5 miles of trails winding through thick forest punctuated by grassy areas filled with Texas wildflowers and wetlands with with turtles and herons. Its nature center educates on the flora, fauna and species of the area and hosts events from happy hour hikes through the meadow to yoga on the lawn.
Spring Valley has its own private police department which patrols frequently.

Shopping along Katy Freeway
Though Spring Valley Village is primarily residential, dentist offices, restaurants, fitness centers and chains like Marshalls and Home Depot spread out along Katy Freeway. A favorite local eatery is Patagonia, serving authentic Argentinian food. Outside of this convenience, it's just 6 miles or less to CityCentre, Memorial City Mall and The Galleria. Aside from offering hundreds of chains and niche boutiques local to Texas, these popular shopping hubs also host entertainment venues, from ice skating rinks to cinemas.

The Spring Valley Municipal Band will also occasionally play concerts in Spring Valley Village's City Park when the weather's mild.
Medical care along Voss Road
Spring Valley's southern edge is Interstate 10. Bingle Road passes through the highway onward to the village's other main thoroughfare, Westview Drive. Bus stops served by the Houston METRO line Westview Drive and Blaylock Road, which is just east, but most residents use cars to get around. Primary care, emergency care, and other medical facilities are just south past the tollway surrounding Voss Road.
Spring Valley Village is located just off the side I-10.
In Spring Valley there are several hospitals off the interstate only a short drive away.
