Suburban convenience in Steeplechase

Steeplechase is a classic American suburb in northwest Houston where quiet streets showcase well-maintained single-family homes, paved sidewalks lead to neighborhood parks and pools, and an active homeowners association organizes community events like holiday decorating contests. Runoff streams and surrounding green spaces divide the neighborhood into four main quadrants, anchored by the local elementary school.

Though Steeplechase sits within Houston's city limits, students here are zoned to the Cypress-Fairbanks Independent School District, one of Harris County's top-rated districts. "The schools are a large draw to the area," says Claudia Garza, a Realtor with Continuity Corporation, who has lived in Houston for over 30 years. "So, it tends to attract more families with kids. Younger people typically live closer to the city center. After they get married and have kids of their own, most move back to the suburbs." Paired with its proximity to amenities, Steeplechase is a sought-after neighborhood for first-time homebuyers and families looking for an active and involved community 25 miles from Downtown Houston.

Cypress-Fairbanks's top-rated schools

The Cypress-Fairbanks Independent School District is ranked as the second-best district in Harris County by Niche, which gives it an overall A rating. Emmott Elementary School sits in the heart of the neighborhood and garners a B rating. Older students may then attend B-plus-rated Campbell Middle School and Cypress Ridge High School, which scores an A-minus. "Football is huge around here," Garza says. "Fall nights are like a scene from the show 'Friday Night Lights.'" Football is so popular that Cypress Ridge High has two freshman football teams to cater to the significant interest among teens. Interestingly, though, Cypress Ridge has only had a varsity football team since 2004; the Cy Ridge Rams went on to win the district championship in their inaugural year, and the Friday night fever has been growing ever since. Regarding private education, the nearby Cypress Christian School earns an A rating and serves K-12 students.

Texas-style ramblers, colonial styles and New Traditionals

In the early 1980s, Johnson Development began breaking ground on Steeplechase's 1,000-acre plot, their first of many planned communities. Today, winding residential roads with interconnecting sidewalks give way to New Traditional and modern transitional designs shaded by towering oak trees. Texas-style ramblers, many of which have an L-shaped floorplan, blend in with classic ranch-style homes and Colonial Revivals. Some residences feature Tudor Revival elements, and most showcase solid brick facades. Tidy landscaping, attached two-car garages and fenced-in backyards are standard amenities, while several properties boast private in-ground pools. Sales prices in Steeplechase can range from the $220,000s to the low $400,000s. Homebuyers looking for a project can score a fixer-upper for under $200,000.

Parks, community centers and lakeside strolls

Steeplechase boasts an active HOA and Municipal Utility District (MUD), which oversees the development, maintenance and operations of the neighborhood's water, sewage and recreational facilities. Along the neighborhood's east side, Steeplechase Community Center features a large outdoor pool, tennis courts and pickleball courts. Event space is also available for rent when HOA meetings are not in session. A short walk from the center leads to Churchill Park, one of Steeplechase's newest parks. Churchill Park opened in 2024, converting unused open space into a community gathering spot with picnic tables, shaded benches and a paved, looping trail. Down the road, Saddlebrook Park is another new park that has two covered pavilions, two playgrounds and several picnic tables. As the largest neighborhood green spaces, Saddlebrook and Churchill host several community events throughout the year, like annual Easter egg hunts, visits from Santa, and seasonal winter and spring craft fairs. Smaller neighborhood parks like Meadowchase and Roan also offer playgrounds and picnic areas. A short stroll along Paddock Park Drive leads residents to Windermere Lakes, another planned community centered around a four-pack of artificial lakes. Private and public docks dot the waterfront, welcoming kayakers and sunbathers. Five miles away, anglers can explore the 165-acre Cypress Park, which has a large fishing pond stocked with bass and catfish. Paved trails weave around the lake, and waterfront views await at the sprawling playground and picnic area.

Amenities along FM 1960 Road and Jones Road

Grocery stores, big-box retailers and dining options line three main roads that make a triangle around Steeplechase: Farm to Market Road 1960, Jones Road and U.S. Route 290. Within a 2-mile radius, Steeplechase residents can access major retailers such as Target, Kroger, Walmart Supercenter and Sam's Club. Willowbrook Mall, which features over 145 retailers and restaurants, offers additional shopping options 5 miles away. Eateries range from popular chains to local mom-and-pop shops serving up flavors from around the globe. "We're spoiled when it comes to food," Garza says. Along FM 1960, palm trees accent Bluewater Seafood's outdoor patio, offering a laid-back atmosphere for a cold brew and hot crawfish boil. The Backyard Grill is another popular joint tucked within an unassuming shopping center along Jones Road. Upon entry, patrons are welcomed with a backyard barbecue feel with wood and stone accents and sparkling lights strung along a large tree.

Getting around northwest Houston via Route 290

Steeplechase is only 1 mile from the METRO's Northwest Park and Ride bus station. However, most residents rely on personal vehicles to get around town. HCA Houston Healthcare North Cypress is about 3 miles away via U.S. Route 290. Downtown Houston is 25 miles southeast, and George Bush Intercontinental Airport is 20 miles east via the Sam Houston Tollway. Steeplechase residents are also 13 miles from Houston's Energy Corridor, which is home to many global energy companies’ corporate offices. "We also have a ton of hospitals around, so you find a lot of residents working in those two sectors versus commuting downtown," Garza says.
