Houston’s Washington Avenue Coalition, also referred to as the Washington Corridor, is more than just the city’s entertainment district. With a mix of commercial space, trendy bars and eclectic eateries, this fast-paced suburb attracts young professionals looking for post-work adventures. “It’s one of the hotter spots in the center of the redevelopment of the inner city,” says Mike Salomon, president of Sandcastle Homes with several homebuilding projects in the Washington Corridor area. “There’s lots of entertainment here, which draws in the younger crowd and empty nesters looking for more to do.”

Rooftop bars and trendy eats on Washington Avenue

Living near Washington Avenue means being a walk away from a variety of local eats during the day and nightlife when the sun goes down. “The entire Avenue between Shepherd and Westcott is full of bars and places to eat, and there’s always new ones popping up or rebranding,” Salomon says. “Because this was one of the first Houston areas to redevelop, the entire Washington Corridor developed with restaurants and nightlife.” Diners can eat burgers on the rooftop at Burger Bodega or sip on cocktails while sharing a plate of cantina nachos at Cadillac Bar. For daily essentials and groceries, residents head east to pop into Texas staples like Sprouts Farmers Market and H-E-B. There’s also a Target and a Walmart conveniently nearby.

Three-story contemporary homes

Popular home styles in Washington Avenue Coalition include 1,000- to 3,500-square-foot bungalows and two- to three-story contemporary homes with Craftsman or French-modern influences. These single family residences, packed in tightly together, many offering attached garages and some with sharable driveways, typically range between $400,000 and $900,000. There are also several 1,000- to 2,000-square-foot condos and townhomes that – depending on layout and location – can range from $250,000 to $600,000. “As land prices increased, builders started going vertical. Some places are even four stories,” Salomon says. “But we’re finding that people prefer the two-story layout.”

Staying active at Memorial Park

Locals might get some fresh air at Buffalo Bayou Park, which offers 160 acres of green space and city views of the Houston skyline, as well as the Johnny Steele Dog Park – complete with dog washing stations. “While there are a couple of other parks, nothing compares to Memorial Park. And if they ever try to turn it into something other than a park, the real estate would revert back to the family whose funds built it,” Salomon adds. There, the public 18-hole golf course offers much lower fees for Houston residents. But it’s not just a golf course. There are also tennis courts, a 3-mile running trail and a bike loop. “You see walkers and runners on the trail all day long,” Salomon says.

Houston rodeos and art festivals

Memorial Park is also no stranger to community events. “They shut down the park for wagoners and rodeo trail riders to parade through,” Salomon says. “It’s part of the Houston Livestock Show and Rodeo event.” The rodeo begins every year toward the end of February and lasts for about a month. Soon after toward the end of March, the Bayou City Art Festival is also held at Memorial Park. On the east side, art aficionados and amateurs alike enjoy the Art Car Museum, where automobiles are displayed from the personal points of view of abstract and contemporary artists. The museum serves as a conduit to showcase local, national and international designers while also raising awareness of the cultural topics and issues of the time. A popular place of worship for residents of the Washington Corridor is West End Church, a community-minded Christian church that offers social events and opportunities to serve through charitable efforts.

IB program at B-graded public schools

Students can attend Crockett Elementary School, which receives a B-minus grade from Niche before advancing to Hogg Middle School, which Niche grades a B-plus and ranks in the top 30% of public middle schools in the state. At Heights High School, also graded a B-plus, Bulldog students can apply for the IB program or choose from one of the five career pathway programs, such as Engineering and Health Science.

Getting around town on I-10

Washington Avenue Coalition receives a 5 out of 10 crime score from CAP Index, which is slightly higher than the national average of 4. To get around town, residents can hop onto Interstates 10 or 610 which wrap around the neighborhood. For those without a vehicle, there are several Metro bus stops around Washington Avenue Coalition, and the Houston Amtrak station is on the east side of town. “There’s a lot of pedestrian traffic in the area from people walking to restaurants or to bus stops,” Salomon says.
