Why homebuyers in Howe are setting their sights on Cottonwood
Cottonwood is a developing home community on the outskirts of Howe, a small Texas town about 55 miles north of the Dallas- Fort Worth metroplex. As employment opportunities in nearby Sherman continue to expand, many homebuyers are considering Howe for its favorable location, highly rated schools and small-town atmosphere. Cottonwood offers buyers the opportunity to own a brand-new home in this rapidly growing area.
New homes with brick exteriors, varied layouts and modern touches
Cottonwood is made up entirely of single-family New Traditional homes, most with brick and stone exteriors and built-in two-car garages. The development is set to offer 14 different floor plans, ranging from single-story layouts measuring around 1,475 square feet to two-story homes with 2,650 square feet and four or five bedrooms, plus bonus spaces like game rooms. Open-concept kitchens flow into common living areas. Stainless steel appliances, hard-surface countertops and laminated wood-plank flooring highlight many interiors. Since Cottonwood is a new development, home prices and HOA fees have yet to be determined. However, it’s geared largely toward entry-level buyers who want to be close to the employment opportunities in Sherman. “Getting a property out here right now, on the ground level of this growth, is going to be a great investment,” says Lea Ochs, a Realtor with Resident Realty – Dallas who’s been selling in the area for 14 years. “It’s a buyer’s market for sure.” It’s also worth noting that property tax rates in Texas are much higher than the national average.
Major employers are fueling expansion near Howe
“Just north of Howe, in South Sherman, the AI chip plants are exploding,” Ochs says. “It’s bringing tons of growth to this whole area.” Expansions at plants like Texas Instruments and GlobalWafers are expected to add more than 5,000 jobs to the local market, and Cottonwood is one of several developments planned as the area continues to grow. Plans for Ponderosa Point, a new retail and residential area near Howe High School, are currently underway.
Howe High supports career-focused learning paths
The Howe Independent School District serves local students. At the highly rated Howe High School, kids can sign up for Career and Technology Education courses in agriculture, business, desktop publishing, video technologies and web design. Students who complete certain technical courses can earn credits at Grayson College through the district’s dual-credit partnership.
Outdoor recreation includes city parks and nearby Lake Texoma
At Connections Park in Howe, a Tot Lot welcomes younger kids with creative play structures and interactive elements. Shaded picnic pavilions and tennis courts add to the space. For more outdoor adventures, Eisenhower State Park sits on the shores of Lake Texoma about 25 miles north. Popular activities at Eisenhower include:

Once Cottonwood is complete, the development should offer walking trails and open green space for relaxing outdoors.
Commuting to Sherman and McKinney from Cottonwood
You’ll probably need a car for errands and commuting if you live in Cottonwood. Route 75 provides a direct route to the job opportunities in Sherman, about 10 miles north. A lot of Howe residents also commute to McKinney, roughly 25 miles south. “You can be in McKinney within 30 minutes,” Ochs says. Major employers in the area include RTX, whose McKinney campus is one of the company’s largest North Texas operations.
Dining and shopping in Howe and Sherman
Howe has a small-town dining scene, with more options in surrounding towns. You can grab a bite at these places:
Gabriela’s Mexican Cocina, a family-owned restaurant dishing up enchiladas, fajitas and chile relleno
Palio’s Pizza Cafe, a gourmet pizza and pasta spot featuring fresh ingredients and house-made sauces
Abby’s Restaurant, a diner-style eatery serving comfort food classics like chicken-fried steak and loaded baked potatoes
Hana’s Cafe and Market, a casual Chinese restaurant specializing in ramen, dumplings and boba tea
There are a few shops in Howe as well, including Howe Mercantile, which sells antiques and vintage goods, and Don’s Smokehouse, a butcher shop where you can buy fresh meat and house-made jerky. You’ll find more grocery stores in Sherman, including Albertsons, Aldi and Kroger.
How Cottonwood compares to nearby housing developments
Cottonwood is one of the newer housing developments in the area, but it’s far from the only one. Thompson Farms in nearby Van Alstyne features amenities like community pools with cabanas, green spaces and walking trails, and families have access to the highly rated Van Alstyne Independent School District. In Sherman, the Bel Air Village master-planned community is designed around extensive recreational areas and gathering spaces. However, Cottonwood is planned as a more modest community with fewer amenities, which may appeal to buyers seeking a simpler lifestyle and potentially lower entry costs. Many residents are also drawn to the close-knit atmosphere often associated with small towns like Howe.
