An exurb with a contemporary look
Adelphia is a sprawling exurb that sits to the southeast of suburban Stonehurst and Downtown Freehold, presenting contemporary housing styles but without the churn of constant development. “There are plenty of homes from the 80s and 90s in this area,” says Alex Farlow, a real estate salesperson with New Jersey Compass. “There are some condos and townhouses being built, but it’s not like you’re getting 100 new homes thrown into a new development.” With the neighborhood surrounded on every side by key highways and interstates, residents can easily travel for business or pleasure. “Adelphia is in the southern part of Freehold, bordering Howell Township,” says Jonathan Gruebel, a Realtor at Coldwell Banker Realty. Howell is rich with outdoor recreation spots like Allaire State Park. “And it offers commuters great transportation options into the city.”
Ranch-style homes and colonials from the 80s and 90s
Ranch-style homes show up here in a variety of forms, priced between $480,000 and $650,000. These can be renovated at the interior level, but retain their 80s exterior with brighter accents like kelly green or apple red. Two-story options begin to appear above $600,000. This higher price category is largely occupied by colonials – and like with the ranch-style homes here, a variety of styles are presented within this genre. Some have covered front porches with columns. Their façade can be slightly off-center due to an attached garage and driveway. Others are more traditional boxy colonials with a symmetrical face and two rows of large windows. And yet others are completely modernist takes indicative of the 90s, where the façade is a mix of different shaped windows and rooflines. Overall, prices range from $600,000 to $900,000. Sweeping lawns and mature trees are the norm, and in the case of some of those ranches, the property could feel a bit suburban, with the home pressed near a shaded sidewalk.

Howell High has a humanities magnet program
It's no secret that highly ranked schools are also a big draw to Adelphia. Niche gives Adelphia Elementary an A-minus. In 2024, the school, which had already been serving kindergarten through fifth grade, was approved for prekindergarten expansion. Howell Middle School North has a 12-to-1 student-teacher ratio and receives a B. Howell High is known for its humanities magnet program, hosted internally by the Scholars’ Center for the Humanities. The school receives an A-minus.

Route 9 is good for commuting and running errands
The main corridors around Adelphia are Route 9 to the west, Highway 33 to the north and Interstate 195 to the south. “People can take the New Jersey Transit Bus into New York City, as the route rides along Route 9,” Gruebel says. Route 9 and Highway 33 meet just beyond the northwestern tip of Adelphia, which is where Downtown Freehold starts to emerge. For traveling across the length of the neighborhood, there’s Adelphia-Farmingdale Road.
Tulip Tree Cafe is set in a colonial home
The Tulip Tree Café fits right in with the rustic exurban setting. Inside this boxy white colonial, patrons can find sandwiches and sweet treats made from scratch, served on farmhouse style wooden tables. Live music is regularly hosted on the patio, and artisan crafts are for sale in a little market. Our House Restaurant has more of a sports bar feel inside, even though it too is placed in a large historic colonial – this one from 1747. Pasta and meat entrees fill the menu. But access to more specialized vendors is an advantage of having so many transportation routes on hand. “Woolley’s Fish Market and Seafood House is legendary with high-caliber seafood, and there’s a beautiful Starbucks nearby that’s always packed,” Gruebel says, referring to amenities along Route 9. “And the Freehold Mall is maybe a 10-minute drive up the highway, where there’s a gym, an Aldi and a Burlington,” he adds, speaking of Highway 33.

Manasquan Reservoir is a defining feature of the southeast side
Manasquan Reservoir anchors the southeastern portion of Adelphia. Fishing and boating are permitted, but nature enthusiasts also appreciate the 6-mile trail system that carves through this 1,200-acre expanse. There’s also a playground and Environmental Center with exhibits. For a smaller, but no less immersive experience on the west side, residents can go to Manasquan River Linear Park, which has a nearly 4-mile loop trail.

Houses of worship and beachside attractions
Several houses of worship are located along Farms Road. Bethany Baptist and West Farms United Methodist sit across from each other, while the Sarva Dharma Service Center is further down the road. Beaches are a big destination, too. “Asbury Park is right on the beach, with great hotels, an active music scene and multiple restaurants,” says Farlow.
