Small-town atmosphere between cities

Compared to its city counterparts close by, Hubbard, Oregon is a small area, but that doesn’t stop it from having a strong sense of community and places to go. Roughly equidistant between Salem and Portland, the neighborhood has a patchwork of gridded streets, set against Route 99 East, which extends for miles beyond. Locally owned restaurants and a select few retailers comprise the center, while the residential streets feature a park every few blocks. Farmlands sprawl on all sides and in every direction, making Hubbard one of the few metropolitan areas available between major cities.

Grabbing espresso or fresh meat in Hubbard

Central Hubbard is small, but a few restaurants are available. Folks can start their morning at From Russia With Love, the local café. Standard espresso concoctions and blended drinks are on the menu, as well as Russian-style breakfast and lunch items. Grab a stuffed Peroshki or dig into Borscht before the day's events. Mexican cuisine is also an option at Little Oaxaca. They serve burritos, quesadillas and the like. Those looking to prep dinner themselves can check out Voget Meats, Inc., the local butcher shop. Fresh cuts of steak and smoked bacon are always available. A bit farther up Pacific Highway is the Lopez Nursery & Garden, where greenthumbs and amateur botanists shop for assorted flowers and potted trees for the home.

Inclusive events and volunteer opportunities

Hubbard is a vibrant community with many events to choose from. Volunteer opportunities like the recurring Dig Day Tillamook serve as a chance to give back by excavating trails in the Tillamook State Forest. It’s also a great way to get outdoors on the weekend and do something constructive. LBGT events are very inclusive and popular. Singles minglings and happy hours are great ways to meet new people, as are the various drag shows and karaoke nights.

Well-kept bungalows along even streets

From a bird’s eye view, the somewhat dense streets full of homes seem to appear out of nowhere due to the rural landscape. Once there, a visitor would see little difference from a typical suburb. “It’s a nice community. All the houses on both sides of Route 99 East are well-kept,” says Connie Abell, a JMA Properties Realtor with 17 years of experience. Generously wide streets give way to well-paved concrete sidewalks and driveways. Single-story bungalows with three or four bedrooms are standard, ranging from about $450,000 to $500,000. This home style comes with a modest yard with enough space to plant a couple of trees or leave bare for barbecues. The ranch-style homes in this neighborhood tend to be more colorful, with bright or two-tone facades. There’s a broader price gap among these homes, from $125,000 to $475,000.

Hopping on the school bus

Families living in Hubbard have convenient access to nearby schools. “It’s a nice community for kids going to school. The bus line runs right through it,” says Abell. Kids in Hubbard attend North Marion Primary, rated B overall by Niche. The student-to-teacher ratio is slightly lower than average, sitting at 15-to-1. When they reach North Marion Middle, eligible students are inducted into the National Junior Honor Society, where they can practice leadership and participate in community service. The school earns a C-minus overall. North Marion High, which is B-rated, promotes various mental health and support services on its webpage.

Fun at Barendse and Rivenes Parks

A handful of parks sit at the neighborhood’s center. Barendse, the neighborhood’s largest, features two softball fields and a soccer field, requiring reservations before play. Amenities without stipulations are the walking path, stretching three-quarters of a mile, and the two tennis courts, where folks can practice their serve. Down the street is Rivenes Park, a tinier area more suitable for kids. Little ones can climb all over the playground or dodge jets in the splash fountain area. Visitors would be remiss if they didn’t see the Marion E. Carl Veterans Memorial, which commemorates the service of military members from each branch.

Driving along Route 99 East

Driving one’s own car is basically a necessity in this neighborhood. Although the Canby Area Transit moves along Route 99 East, getting outside the community towards Portland would take over two hours by bus. This means driving 25 miles to Portland or 22 miles to Salem.
