Beach Front is a coastal neighborhood that’s true to its name

Living in Beach Front means being able to watch the sun rise over the Massachusetts Bay and set over Hingham Bay without leaving the house. This small neighborhood sits on a peninsula about 20 miles from Boston and is part of the Massachusetts South Shore. In 1905, the area was an amusement park called Paragon Park; it was redeveloped into condos in the 1980s and remains a coastal destination in the region. Nantasket Beach is within walking distance of all homes. “Most of the [residents] who are right on the beach are seasonal—just there in the summer,” says Diane Marchione, an agent at Jack Conway with nearly two decades of real estate experience. “But a lot of people are buying down there. It’s becoming more of a full-time place than in the past.” The CAP Index Crime Score is 1 out of 10, much lower than the national average of 4.

How property styles and prices vary in this waterfront neighborhood

Beach Front homes include multi-story properties, remodeled 1920s beach cottages and brick high-rises with panoramic views. There are also a handful of more recent builds constructed in the 2020s. Standalone properties tend to have compact yards. Many units in the condo buildings constructed in the late 1980s overlook the water. Condo and townhouse prices tend to fall between $270,000 and $780,000; newer, larger properties typically fetch top prices. For a high-rise condo with a pool and security gate, the monthly HOA fee is $821, which covers heat, water, maintenance and other services. Single-family homes rarely go on the market in this small neighborhood, but the median sale price is about $710,000. Apartments are also available for rent.

Beachfront and inland recreation

Nantasket Beach is busy in the summer. Lifeguards are on duty on the weekends from Memorial Day through early September, and daily after mid-June. In the off season, the beach allows leashed dogs and free parking. Steamboat Wharf Marina offers services like winter boat storage and slip rentals for boats up to 50 feet. Kayak and paddleboard rentals are available through Nantasket Kayaks. Since 1894, members of nearby Cohasset Golf Club have enjoyed the 18-hole golf course and other amenities. A few miles outside of Beach Front, World’s End in Hingham is a 251-acre nature preserve designed by the renowned landscape architect Frederick Law Olmsted. Here, walking trails offer tranquil views of rocky shorelines and the Boston skyline.

Shopping and dining along Nantasket Avenue and at Hingham Shipyard

Businesses and restaurants can be found along Nantasket Avenue, which runs the length of the peninsula. Locals can get seafood and sandwiches at Schooner’s and head to Boathouse Bistro for Italian fare. “There is a nice breakfast place called Toast,” Marchione says. “It’s really popular with lines out the door. It’s right on the beach, open year-round and really good.” Shoppers can pick up prepared foods from Cumberland Farms and other groceries from Village Market. About 5 miles away, Hingham Shipyard is a shopping mall with more grocery stores, a movie theater and chain retailers like Talbots Outlet and CVS.

A walkable neighborhood with MBTA bus stops

The neighborhood is small enough for residents to walk to the restaurants and to the beach from most homes. Nantasket Avenue is the main drag up the peninsula; it connects drivers to Hingham, the closest large town, via George Washington Boulevard. MBTA buses stop along Nantasket Avenue, transporting passengers between Hull and Hingham. To get to Boston, locals can take the ferry from Hingham or Hull, or hop aboard a commuter train at the Nantasket Junction stop in Hingham. Boston Logan International Airport is about 20 miles northwest and the trauma center at South Shore Hospital is about 10 miles away.

Students are zoned for Hull Public Schools

Attending school requires a drive outside the neighborhood. The Hull Public Schools district, rated B on Niche, serves the area. While it lacks its own magnet schools, it participates in Massachusetts’ inter-district school choice, so students may transfer to other districts if space permits. Students through seventh grade may attend B-minus-rated Jacobs School before advancing to Hull High School, rated B. Hull High has a collaborative sailing team called the Nantasket Nor’easters, which is made up of students from Cohasset High School and South Shore Charter Public School. The team was MBL B-Division team race champions in 2017, 2018 and 2024.

Seasonal and year-round attractions

Some attractions and eateries close down when summer ends, like Paragon Carousel, which is all that remains of Paragon Park, and Jake’s Seafood Restaurant. But year-round, folks can check out live music and karaoke at C Note, the neighborhood dive bar. Locals can also admire the artwork at Gallery Nantasket Fine Art and Craft.

Weather on the peninsula

Beach Front is at sea level, so the neighborhood does have a flood risk, particularly homes closest to the water. Weather concerns are typical of a peninsula, including strong winds, storms and rip currents. Nor’easters in the fall and winter can cause high waves and power outages.
