On the western side of the Hull peninsula, a small knoll called Strawberry Hill rests beside the bay. “It’s one of the most beautiful places to live in town, and it’s very sought after,” says Andi Cohen, a Realtor with Charisma Realty, who spent childhood summers at her Nana’s house on Manomet Avenue and has lived in Hull full time for nearly 40 years. Although some buyers are drawn to the community for its sunset views over the bay, the neighborhood is also close to some of Hull’s most popular recreation and dining. Each summer, the southern section of Nantasket Beach is bustling with tourists. Strawberry Hill, however, mostly consists of full-time residents who frequent the more peaceful, private section of the 7-mile sandy beach. Adding to the sense of serenity: The neighborhood has a CAP Index crime score of 1 out of 10, significantly below the U.S. average of 4.

Boating in the bay, surfing at Nantasket Beach
The relatively calm waters of Hull Bay are not far from Strawberry Hill homes. Just north, at the A Street Pier, all types of boats can launch into the bay. Some fishermen also cast off from the pier, but due to some concerns over mercury levels, catch-and-release fishing is recommended. With Nantasket Beach less than a half mile east, sunrise surfing and lounging on the beach are also accessible. As nearly 50% of Hull’s population is over 55, there are plenty of activities geared toward seniors. Hull’s Council on Aging facility is located on Samoset Avenue, just a few blocks from Strawberry Hill. The council organizes a variety of social events, such as movie screenings, garden therapy and yoga classes, and they have vans to pick up residents without transportation. Families often head to the George A. Jones Playground on Touraine Avenue or to L Street Field, in the Alphabets neighborhood, where there are ball fields, as well as basketball and tennis courts.

Local shops in Kenberma
One of the closest spots to eat is Local 02045. When it's open during the warmer months, diners can sit on the third-floor deck and sip drinks as the sun sets. The Kenberma neighborhood is about a half mile south of Strawberry Hill. There, people can enjoy Mediterranean-style food at To Dine For, pick up groceries at the Village Market or get a massage at the Oasis Beauty Spa. Farther south on Nantasket Avenue are popular restaurants such as Toast and Jake’s Seafood. Although locally owned businesses in Hull cover most needs, residents sometimes drive 7 miles into Hingham, which has malls, larger grocery chains and a movie theater.

Harbor Illumination and summer day camps
During the summer, the town is bursting with activity. Kids can attend day camps, take swimming lessons and learn to surf. Bands play at the C Note and Jo’s Nautical Bar, and in July, more than a thousand flares light up the water during the annual Harbor Illumination. Although things quiet down when the tourists leave, events keep people busy throughout the year. “You can get involved as much or as little as you want,” Cohen says. Kids join travel teams for soccer and basketball, and adults might become members of Hull Artists or the garden club. The Hull Library and the Hull Lifesaving Museum arrange lectures, holiday tours and activities for all ages.

Eclectic housing in Strawberry Hill
Housing prices in the Strawberry Hill neighborhood are not only determined by the size and condition of the home, but also the elevation of the property. Residences on top of the hill rest above the flood zone, while those at the base are more prone to flooding and lenders may require flood insurance. Houses often sit close together with grassy front and back yards. Some owners have even added private pools. Most of the homes were built between 1920 and 1960, and the community has everything from compact Cape Cods to two-story Queen Anne styles. “There’s eclectic housing all over. It’s a big, big mix,” Cohen says. “There isn’t a lot of land, so some people remodel, but others tear down and rebuild.” Recently, some of the older Capes and ranch-style homes have sold for between $500,000 and $700,000. Larger houses built from the late 1990s to early 2000s range from $975,000 to $1.4 million.

Taking the ferry to work in Boston
Though some Hull residents work locally or are retired, many commute back and forth to Boston, just over 20 miles northwest. With rush hour traffic or slowdowns due to summer tourism, the drive can take upwards of an hour. One of the most popular ways to travel to work is on the Massachusetts Bay Transportation Authority ferries. The boats leave from Hull, around 3 miles north, and from Hingham, about 7 miles west. The ride takes about 30 minutes on average, giving riders enough time to do some reading, have a coffee or chat with their neighbors, Cohen says. The ferries also go to Boston Logan International Airport. MBTA bus stops along Nantasket Avenue and a commuter rail station about 5 miles away provide even more ways to get to work. Although patients may visit the well-renowned hospitals in Boston for planned treatments, in emergency situations, residents are often taken 12 miles away to South Shore Hospital.

After-school activities at Hull Public Schools
Neighborhood children may attend Hull Public Schools, a district that rates a B-plus on Niche. The district had three schools before the middle school closed in 2024. Students now attend the elementary school from preschool through seventh grade, and the high school for eighth through 12th grades. B-rated Lillian M. Jacobs School offers before- and after-school care. At Hull High School, rated B-plus, students may join extracurricular sports, such as soccer and open-water rowing, or perform in musicals with the theater arts department. Recent productions have included “Grease” and “Urinetown.”
