Amblebrook at Gettysburg is a growing 55-plus community in Adams County. Here, residents live surrounded by ways to stay active and explore the complex. The homes are new construction, and the area is still filling up as more homes are built. Amblebrook gives residents a way to get outdoors, enjoy the company of neighbors and have easy access to downtown Gettysburg destinations.

Construction in Amblebrook started in 2021. “It’s becoming more known,” says Susan Hartman, Realtor and team lead of the Susan Hartman Team with Re/Max Quality Services Inc. “Like with any builder, you have to have a certain amount of people to get started. They started getting people in and then, boom. I could not believe how fast they were getting people in. They showed the map of what it was going to be. I thought, ‘This is going to be so awesome.’” The Parkview and Grandview subdivisions have the most existing homes. The Highland subdivision is steadily being built, and the Woodside and Greenway areas are future subdivisions.
Townhouses and detached homes with less than 3,000 square feet have sold in the mid-$300,000s to the upper $600,000s. Larger detached homes have gone in the upper $600,000s to the lower $900,000s. The designs are similar, with Craftsman and stick influences, but there’s enough variety that the homes don’t look identical. The HOA fees are about $350 a month, which covers lawn maintenance, ice and snow removal and amenities.

Hartman says Amblebrook is packed with amenities, so residents can stay active and entertain visitors. The Rock Creek Clubhouse has a theater, game room, bar and lounge. You might stop by for movie night, a fitness class or a cooking class in the Nourish Kitchen. The streets are lined with sidewalks, so you might walk to the:

While it’s easy to walk around, some people drive golf carts to the clubhouse and outdoor spots.
Retail in Amblebrook and minutes away in Gettysburg
Amblebrook has the Heartland Cafe and Market for morning coffees and quick lunches. The Harvest House Farmers Market opens on the first Saturday of every month, making it easy to pick up fresh produce. When you need more options, though, Gettysburg is about 5 miles away or a roughly 10-minute drive using U.S. Route 15. “You can go into Gettysburg, which has a Walmart, Taco Bell, Johnny’s, all that stuff,” Hartman says. Driving to Gettysburg and beyond
While the community is conveniently close to Gettysburg, Route 15 also offers ways to get to other hubs. "If you don’t want to go into Gettysburg, go a couple miles to another exit that can take you to Hanover, do some shopping there. Next exit, that’s where they have all the outlets. ... Everything is within a great vicinity.” Amblebrook partnered with WellSpan Health to offer on-site services, including physical therapy and sports medicine. The WellSpan Gettysburg Hospital is less than a 20-minute drive from the neighborhood.
