Single-family properties make up the bulk of Huntley’s home stock, with most homes sitting within subdivisions. Wide residential streets and tree-lined sidewalks lend to the familial atmosphere between custom homes, classic Craftsman houses and ranch homes. Huntley’s median single-family price of $404,000 in 2024 sits above the state average for Illinois by about $100,000 but around the same level as the national average. "The housing landscape offers a diverse range, accommodating various budgets with a blend of newer and existing homes," says Kane County resident Jen Nardone, former Realtor with Keller Williams Success Realty. "This accessibility enhances the appeal of housing options in the area."
New traditional townhomes and condos make up about a quarter of the current home market in Huntley. Most of these properties were built between the late 1980s and the 2020s, and many of the townhomes on the south end of the village are part of the Del Webb’s Sun City active adult community. The median townhome price is about $335,000.

Huntley Community School District serves the neighborhood
Public schools in Huntley are within Huntley Community School District #158, which earns an overall A grade from Niche. The district’s five elementary schools and two middle schools each hold individual grades of A-minus or higher.
The A-ranked Huntley High School introduced a blended-learning program in 2011. Participating students are assigned a mix of in-person and online classes, with a focus on flexible learning schedules and individualized teaching methods. About two-thirds of the student body has enrolled in the program.

State Route 47 is Huntley’s primary connection to greater Chicago. The village is about 52 miles northwest of downtown Chicago.
Northwestern Medicine Huntley Hospital is close to Algonquin Road on the east side of the village. Residents can catch flights at Chicago O’Hare International Airport, 36 miles southeast of the neighborhood.
Downtown Huntley is retail central
A collection of small businesses fill the blocks of Downtown Huntley. Morkes Chocolates originally started in 1920 and has been in Huntley for more than a decade. Most of the village’s mainstream shopping options, including Walmart, Jewel-Osco and Aldi, line State Route 47 on the south end of town. Almost all of Huntley’s restaurants are also along 47. The village’s sit-down restaurants and mainstay take-out stops are close to the downtown area, including Sammy’s Restaurant and Bar and Lincoln House & Co. Coffee and Wine Bar near Main Street. Fast food places and casual chains round out the area’s options on the south end of the highway.

The Huntley Park System maintains 16 different parks across the village. Deicke Park is a popular leisure destination on the south side with 28 acres of recreational space. Features include the Discovery Zone, Huntley’s first playground built with accessibility in mind, and a recreation center with a community theater and fitness center. Summer music in the town square
In the heart of downtown Huntley, the annual Summer Concert Series lands at James C. Dhamer Town Square from June through September. Crowd-pleasing acts in various genres bring their tunes to the Square each year. South Huntley-Kane County neighborhood is known for its tight-knit community feel and essential amenities. This rural area is primarily industrial businesses; however, to the northwest, there are dozens of charming houses. These homes are a part of the attractive 55 and over Sun City Huntley community. <br>Sun City Huntley is a private area that gives residents resort-like amenities while living in a quiet suburban neighborhood. Sun City Huntley also carries clubs for those wanting to be competitive more frequently. Get a round of 18 and enjoy the scenic views at the Whisper Creek Golf Course. The community’s 4 miles of trails make it a breeze to get a peaceful walk or bike ride. For those looking for some fun times in the winter, Rutland Forest Preserve sits 5 miles away. Have an afternoon family picnic or ride on their snowmobile trail. <br>Highway 47 runs directly through South Huntley; this drag is where most people will tend to their shopping and dining needs. They can enroll in courses relating to Art, Project-Based Learning, Innovative Technology and College and Career Readiness. Students can enroll in 21 AP courses or courses in three different career paths at the A-minus Niche-rated Hampshire High School.
Riley, an unincorporated community in McHenry County, is associated with the city of Marengo, which is set along the Kishwaukee River to the north. The village of Huntley is to the east. In the northwest suburbs, it's part of Chicago's Golden Corridor, named for the economic success brought to the area by industry and major corporations. Ryan Carney, a Realtor with Keller Williams Inspire, says, "The hustle and bustle of the city is not really the thing you're going to find here. There's a lot of cornfields." Carney, named in the top 10% of agents at Keller Williams Inspire in 2022, describes the Riley area as quieter. “Marengo is kind of farm-towny. Huntley is building out; it's part of that western expansion."
Dwellings in Riley include mid-century ranch-style homes, rustic farmhouses on multiacre lots and spacious custom homes of over 3,000 square feet. In a 2000s subdivision with acre lots, houses with multicar garages circle a quarry lake where residents can fish and swim. Homeowners association fees apply, typically $150 for the year. Riley's median price for single-family homes is $355,000. Sun City Huntley, one of builder Dell Webb's active adult communities, is a 2,200-acre resort-style site for those 55 and up. "The average age in Huntley is retirement age," Carney says. Sun City includes a golf course, restaurant, fitness centers, pools and sports courts. Two to four-bedroom homes built in the early 2000s sell for $265,000 to $475,000.
Kids may attend public schools like Riley Community Consolidated School District 18, otherwise known as Riley School, a standalone prekindergarten through eighth-grade school with its own district. Riley, graded A-minus by Niche, feeds into Marengo Community High. The high school is graded B-plus and offers a variety of extracurricular activities, from bowling to bass fishing. The Huntley Community School District No. 158 includes Leggee Elementary, graded A; Heineman Middle, graded B-plus; and Huntley High, graded A. There are higher education institutions in the area, such as McHenry County College, Elgin Community College and the Keller Graduate School of Management Elgin Center.
With so much open space around Riley, there are plenty of chances to enjoy the outdoors. Golf facilities in the area include Marengo Ridge Golf Club and Blackstone Golf Club. Carney mentions the RV parks in the area, part of the leisure lifestyle that complements the rural landscape. Coral Woods Conservation Area is a 775-acre nature preserve featuring groves of red and white oaks and sugar maples. Trails, including hiking loops and terrain appropriate for cross-country skiing, draw visitors from throughout the area.
Finding retail and dining options requires a short drive. Marengo's downtown features State Street, where 19th-century brick storefronts add classic small-town ambiance. Dino's Restaurant is a favorite for breakfast and lunch. Specials include "Waffle Mania," National French Toast Day dishes and a spaghetti dinner fundraiser. In downtown Huntley, Main Street is the place to go. For local produce and goods, the Saturday farmers market is held outside in Huntley Square during the summer months or indoors during the offseason. There's also an ALDI in town.
Annual events and celebrations include Marengo's three-day fall festival Settlers' Days, A Very Merry Huntley, Woodstock Art Fair on the Square and Happy Holiday Railway's winter countryside train ride from the Illinois Railway Museum in Union. The Marengo-Union Library District is a good source for locals of all ages to participate in activities, including toddler story time, a video game club, book clubs and arts and crafts. The McHenry County Dial-A-Ride provides ride-share services by bus. The nearest stop of the Metra's Union Pacific Northwest Line is at Woodstock Stations, about 16 miles away. Riley's about 60 miles northwest of downtown Chicago, and Interstate 90 is the most direct route. Carney describes easy access to the expressway as one of Huntley's pluses. "It's not exactly a hopping type of town, but it's immediately off the highway. In 10 to 20 years, it could be quite a different scene." For long-distance excursions, O'Hare International Airport is about 46 miles southeast.
Access to medical services is available within a 20-mile drive at Northwestern Medical Huntley and Woodstock hospitals and Advocate Sherman Hospital. Residents can make the most of employment opportunities with some of Chicago's Golden Corridor companies in the region. It's a short commute from Riley to Weber-Stephen Products' distribution operations facility in Huntley. The company, best known for manufacturing grills, provides jobs for over 1,300 employees between that site and its headquarters in Palatine, about 40 miles to the east.
