Many homes in the neighborhood reflect what locals call “mountain contemporary” style, which means large homes – usually with craftsman or custom designs – on significant acreage. These also typically feature touches such as large windows and wrap-around decks that make the surrounding mountaintop views a permanent fixture of the home. “The main restriction from the HOA revolves around fencing and outdoor structures,” says Murphy. “And that’s done with the local herds of elk and other wildlife in mind so they can roam through the neighborhood uninterrupted.” Thanks to the combination of access and privacy, the neighborhood is highly sought-after. “This is a really popular place, even amongst the other neighborhoods in Genesee,” says Murphy. “You’re just that much more secluded and farther from the interstate, and the sun shines directly on South Genesee.” Homes rarely list for under $1 million and range up to just under $2 million – though some particularly grand mountain estates in the neighborhood can reach as high as $3 million. HOA fees are $685 per quarter.

Lakewood's Colorado Mills Mall has plenty to choose from
Though seclusion is one of the most appealing aspects of life in Genesee South, proximity remains another benefit—Evergreen and Golden are both approximately 10 miles from the neighborhood. Residents can head to either mountain town to restock the pantry at King Soopers or Safeway. Those looking for either a bite to eat or some retail therapy can visit nearby Lakewood’s Colorado Mills shopping mall, which is home to national favorites such as Dick’s Sporting Goods, H&M, Panda Express, and more. Students can begin at Ralston Elementary School, which serves kindergarten through fifth grade and earns an A from Niche. From there, students can move on to B-plus-rated Bell Middle School. High schoolers can attend Golden High, which earns an A-minus and is known for its highly successful performance groups – including Stage Right Productions, the school’s student theater group that’s been performing plays and musicals every semester since 1973.

Easy highway access makes commuting straightforward
I-70 provides direct access to Denver and other mountain destinations – including Red Rocks, which sits just over seven miles from the neighborhood. Travelers can typically make the 18-mile drive to Denver in approximately 30 minutes (depending on traffic and weather), making the area relatively commuter-friendly despite its lack of public transportation. The Denver International Airport is 45 miles from the neighborhood. Residents should be prepared for mountain driving conditions – particularly during winter when snow and ice can affect roadways. In addition to other amenities and services, the Genesee Foundation HOA maintains the neighborhood’s roads.
