In Little Blue, location is everything. Residents benefit from easy access to Independence’s commercial hubs, an address within a highly rated school district and a quick commute to Kansas City’s core. Even with these big-city conveniences, the area maintains a rural atmosphere. “There are pockets of small subdivisions, but most houses are actually custom builds on massive plots of land,” says Pam Bardy, a Realtor with Keller Williams. “There are so many different types of houses; I think almost anybody could find one they like.”

The custom-built country estates in Little Blue typically sit on five-to-10-acre plots. While their styles vary, they usually have low-country characteristics like wide front porches and multiple window dormers. In suburban enclaves, like Stoneridge, there are various house styles from the 1990s, including modern Queen Annes and New Traditional homes with towering columns. In the Saddle Ridge subdivision, find recently built Mission Revival dwellings with terracotta tiled roofs and four to five bedrooms. Whether it’s a large property or a side-by-side home, living in Little Blue costs anywhere between $500,000 and $700,000, a range higher than a Kansas City home’s average $250,000 selling price.

Children in Little Blue are in the Blue Springs School District, and every school on this area’s track has an A grade from Niche. First, students can attend Sunny Pointe Elementary, where every Friday during the NFL season is celebrated with a Chiefs gear spirit day. Then, they go to Paul Kinder Middle School, where they can join extracurriculars like golf or the student senate. Lastly, students attend Blue Springs High School, where they receive free ACT tutoring, thanks to the college counseling center. The school’s library also partnered with the Mid-Continent Public Library to provide free online homework help from experts in subjects like math and English.

Matching the area’s rural feel, Little Blue is surrounded by a few notable recreational hubs. For instance, the 1,070-acre Burr Oak Woods Conservation Area is nearby. Hike the miles of gravel nature trails passing massive limestone boulders, a glittering pond and mature namesake burr oak trees. You can learn about Missouri wildlife in the nature center, which has several interactive exhibits and a 3,000-gallon aquarium containing fish like largemouth bass and bluegill. The 18-hole Stone Canyon Golf Club is also in the area, and it’s the only course in the Midwest designed by Greg Norman. Spanning 300 acres, it features creative sand bunkers, rocky outcroppings and views of downtown Kansas City’s skyline.

Little Blue is also situated along Interstate 70, connecting residents to Kansas City’s core with a quick 20-mile drive. The thoroughfare is also dotted with restaurants and retailers, making everyday essentials even closer. Get new furniture at World Market, find home improvement necessities at Menards or pick up new reading materials at Half Price Books. Check items off your grocery list at the Walmart Supercenter or Sam’s Club. But if you would rather go out to eat, stop by Saints to sip an ice-cold brew, watch a Chiefs game and devour bar food classics, like the Nashville hot chicken sandwich on a brioche bun.

If you’re looking for a picturesque enclave that both escapes and includes the hustle and bustle of the surrounding metropolitan area, look no further than Little Blue.
