McCoy is the birthplace of President Harry S. Truman, whose legacy is evident throughout Independence Square, which is adjacent to McCoy. Although Independence is just 10 miles from downtown Kansas City, it has a different vibe. Independence has held on to its small-town feel since the 1800s. Just as in those early days, people still hang out at "the Square," as locals call it. They may occasionally visit historic spots like the Truman Presidential Library and Museum and the Truman Courthouse. But on the daily, people go to the Square to work, shop, eat or have fun watching a movie or bowling. This area has returned from decades of blight and vacant buildings in the late 1990s to become a vital cultural, shopping and dining hub. "It's a fun, very walkable little Square. There aren't many towns that still have the town square tradition," Nick Pickrell says. Pickrell is a Realtor with a Local Agent who's been selling homes in the area for four years. "It's a pretty good-sized little area that has a little bit of everything, with a lot of fun little places to walk around," he says.

From McCoy, it's easy to commute anywhere in the metro area. The neighborhood is 5 miles east of Interstate 435, which connects to Interstate 70 right near Arrowhead Stadium, home of the 2023 Superbowl Champions, the Kansas City Chiefs. While most people get around by car, public transportation is an option, with the Independence Transit Center park and ride in McCoy. Riders can find IndeBus stops on main thoroughfares such as Truman Road and Noland Road.

Independence Square is within walking distance, offering dining choices such as longtime favorite the Courthouse Exchange and the more upscale Ophelia's Restaurant & Inn. Newer spots like Pleasant Street Coffee have also popped up on The Square. Pleasant Coffee has been around since 2016. Film buffs have been catching movies at independently owned Pharoah Cinema 4 for the past four decades. People can shop for clothes at the Mustard Seed Thrift Store or the All Things Independence Clothing Store, which is run by Independence School District students. Grocery shopping is about 2 miles away at Save A Lot. Some smaller options, including Cash Saver and Dollar General, are a mile away.

McCoy Park sprawls over 29 acres and includes an accessible and inclusive pioneer-themed playground, a splash park, a baseball diamond and trailheads. Brady Park is on the other side of N. Delaware Street in the Truman National Historic Landmark District. Less than 4 miles away, the Independence Athletic Complex features 16 fields for softball, football, soccer and baseball. The city offers much for first-time home buyers, investors and those who value historic preservation. "People have been sleeping on Independence for a while," Pickrell says. Homes dating back to the late 1800s have been renovated, fusing the best of old-world craftsmanship with modern conveniences. "You've got a ton of historic homes around the Square. It's really well put together," Pickrell says of McCoy. The neighborhood offers various architectural styles, including Victorian, Queen Anne, bungalows and traditional homes. Prices range from $100,000 to $300,000. Most sell for between $150,000 and $180,000, with fewer that sell for more than $200,000. The neighborhood is primarily residential, and 40% of residents own their homes.

Independence residents to vote on whether to keep 4-day school week
The Independence School District implemented a four-day school week for the 2023-2024 school year, mainly in response to a teacher shortage. Since that change, job applications in the district have shot up by 360%. The Missouri governor has called for a vote during the 2025-2026 school year to decide whether to keep this schedule. Children can walk to Bryant Elementary School, which is right in the neighborhood. Niche gives Bryant a B grade and ranks it the No. 6 standout elementary school in the Kansas City area. Middle Schoolers can move on to C-rated Clifford H. Nowlin Middle School and B-minus-rated William Chrisman High School—President Truman's alma mater.

Around 300,000 people descend upon McCoy every Labor Day weekend For SantaCaliGon Days. This weekend-long festival celebrates Independence's role in history as the starting place for the Oregon, California and Santa Fe Trails.
