Eagle Creek is an Indianapolis neighborhood that features a park of the same name. And not just any park. At 5,300 acres, Eagle Creek Park is not only the largest park in the city, it is among the largest municipal parks in the country. This suburban community in the city’s northwest corner is partially bordered by Interstate 65, conveniently connecting commuters to downtown.

"It's like living in a park"

“I always describe the neighborhood as a nature lover’s dream,” says Jacque Veney of Hill & Associates, who lives in Eagle Creek. “You get to live among the mature trees, and people love that because it’s like living in a park.” Set among Eagle Creek’s wooded setting are a mix of contemporary homes in walkable subdivisions, traditional ranch-style homes on spacious lots and large custom homes that include waterfront options. Prices typically range from the mid-$100,000s to the low $700,000s, although custom homes and waterfront properties can sell between the high $800,000s and nearly $2 million. “The market usually stays really strong because of proximity to the park,” Veney says.
Homes that are part of HOAs come with related monthly fees that range from under $20 to the low $200s. Condo prices range from the low $100,000s to the mid-$200,000s. HOA fees range from the mid-$200s to the high $300s and typically pay for amenities such as community pools.
Because of lower overall housing costs and fewer school-related referendums, property taxes are typically lower in Pike Township than they are in neighboring Washington Township.

Parks

The neighborhood’s featured attraction is its namesake park, which spans 5,300 acres, including a 1,400-acre reservoir. “It’s nice to have that connection to nature,” Veney says. “You’re close to the city, but it feels like you’re not.” Featured amenities among Eagle Creek’s Park 3,900 acres of forest land include:

  • Miles of hiking and multiuse trails
  • Go Ape Zipline and Adventure Park
  • Nature programs at the Earth Discovery Center
  • Live birds and exhibits at the Ornithology Center
Eagle Creek Reservoir is only open to small boats and watercraft, which adds to its appeal. “It has a serene vibe because it’s a no-wake lake,” Veney says. “It’s real quiet.” Visitors can rent everything from canoes to pontoons for a relaxing day on the water. “I kayak-fish, so I prefer going to Eagle Creek because we don't have to deal with the bigger boats,” says Jerry Hanna, a broker with Highgarden Real Estate. The park also offers a seasonal swimming beach, which is typically open from Memorial Day through Labor Day. In the winter, visitors can use the park’s trails for cross-country skiing.
The park is also the center of community events. Concerts are held on select Tuesdays and Wednesdays during the summer. The Iron Eagle Paddle & Run is an adventure race contested each August. Owl Fest is a multiday fall celebration for all ages that serves as the primary fundraiser for the park’s birds of prey.

Eagle Creek Elementary is home to a gifted and talented program

The community is served by the Metropolitan School District of Pike Township. Younger students are assigned to nearby Deer Run Elementary School and Guion Creek Middle School. However, the neighborhood is home to Eagle Creek Elementary, which is one of the district’s lottery-based schools. Any student in the district can apply for selection to a lottery school, which offers specialized programs. Eagle Creek Elementary School is home to the district’s High Ability Program, for gifted students in first through fifth grades. Older students can attend Pike High School, one of the highest-rated schools in the district.
Under Indiana’s Open Enrollment program, students can apply for transfers to another district.

Easy access to downtown and the airport

Interstate 65 provides access to the heart of the city, about 12 miles away. “We have a lot of young professionals in the medical field because it’s so easy to get downtown,” Veney says. The neighborhood is also partially bordered by Interstate 465, which provides access to Indianapolis International Airport, about 14 miles away. The airport is the center of a national transportation and logistics hub. Both commutes can be made within 20 minutes.

Seafood, sunsets and songs at Rick’s Café Boatyard

Rick’s Café Boatyard is an iconic neighborhood dining destination and jazz club on the shores of Eagle Creek Reservoir. “You can sit outside, watch the sun go down and listen to live music,” Veney says. The restaurant, which is known for its signature seafood dishes, is accessible by boat. In fact, it includes a private marina with more than 100 slips for guests. There’s also a Target in the neighborhood, and a Home Depot and a Meijer nearby along the 38th Street corridor. Lafayette Square Mall, which includes an Alamo Drafthouse Cinema, and a Walmart Supercenter are a short drive away along Lafayette Road.

I have lived in this area for almost three years and I have really enjoyed my time here. There are plenty of restaurants and shopping centers real close by that you can practically walk to some of them. The area is kept clean and I have never had to worry about my safety.
