Fairgrounds is an older Indianapolis neighborhood near its namesake

Fairgrounds is an established Indianapolis neighborhood about 6 miles from downtown that is anchored by the Indiana State Fairgrounds & Event Center. The 250-acre neighborhood feature dates to the late 19th century, but it continues to be the focus of multimillion-dollar improvements that have transformed it into a modern, year-round entertainment destination. In addition, nearby revitalization efforts have had a positive impact on the neighborhood’s housing market.

Area considered affordable; Nearby upgrades a positive development

Renovated older homes stand out among the neighborhood’s housing options. Traditional architecture is prominent, with bungalows and cottages the most common. Homes grace quiet streets with plenty of mature trees. Many are separated by driveways that lead to garage space in the back. Otherwise, residents rely on street parking. Prices of these non-HOA homes typically range from the mid-$100,000s to the low $300,000s, although new townhomes on the south side of the neighborhood have sold in the high $300,000s. “Anything south of 45th Street is considered affordable, and the closer to the fairgrounds, the more affordable,” says Ryan Boyd of Trueblood Real Estate, who sells homes throughout the city.

The townhomes are located near 38th Street, a corridor that is being revitalized south and east of the neighborhood. This is a major development for the neighborhood, which has traditionally been negatively impacted by disinvestment from the struggling 38th Street corridor. “Whenever you see capital investment like that, it typically [spills] over into the housing market and increases housing values,” Boyd says. “That’s a quality improvement.”

City working to improve bus travel with highway access a challenge

Residents can get to downtown Indianapolis by car or bus. There are two options for the 15-minute drive into the heart of the city. Commuters can take Fall Creek Parkway to 30th Street to Interstate 65, or they can take Fall Creek Parkway to Doctor M.L.K. Jr. Street. “Immediate access to large highways is a challenge for that area,” Boyd says. Commuters can catch an IndyGo bus near the fairgrounds on 38th Street for the 25-minute ride into downtown. Part of the city’s revitalization efforts include upgrades to make bus travel more appealing.

Renovations, upgrades to state fairgrounds continue

The Indiana State Fairgrounds is home to the annual state fair, which runs for more than two weeks each summer. It has become a year-round destination for concerts, motorsports events, track and field championships and more. Its modern transformation includes the following projects:

  • A $50 million renovation of the historic Swine Barn into an athletic pavilion (completed)
  • Renovation efforts designed to improve traffic flow around fairground entrances (ongoing)
  • A multimillion-dollar expansion of the Hoosier Lottery Free Stage, an outdoor venue (planned)
Arsenal Park is a neighborhood destination where you’ll find a skate park, a splash pad, a playground and a community garden; the Monon Trail, a regional paved path for walking, running and biking, runs along its west side.

Rousseau McClellan 391 is a neighborhood elementary school

The neighborhood is served by Indianapolis Public Schools, one of the largest districts in Indiana. Rousseau McClellan 391, a school that serves students in pre-kindergarten through fifth grade, is in the neighborhood. Students can choose to attend any elementary or middle school in their enrollment zone, and any high school in the district. They can also apply for transfers to schools outside of the district, but in-district transfers are prioritized.
The neighborhood is also home to the Indiana School for the Deaf (ISD), a tuition-free, statewide public school that serves students in pre-kindergarten through 12th grade. ISD is the premier institution for the deaf community in Indiana. Its curriculum is fully bilingual, and it offers one of the most active athletic programs among deaf schools in the U.S.

Black Circle bar among popular destinations in the SoBro area

Black Circle is a small bar and live entertainment venue that produces its own craft beer. It is a neighborhood highlight along 46th Street, which runs through the heart of the neighborhood. “The owner, Jesse Rice, is a guy who cares about the community,” says Bryan Arnold, a Realtor with Keller Williams Indy Metro North. “He’s trying to open things in places that can stimulate growth in the community.” GoldLeaf Savory & Sweet is a highly rated coffee shop nearby. This area of the neighborhood is known as SoBro, or South of Broad Ripple, for its proximity to and influence from the trendy Broad Ripple neighborhood about 2 miles north. More commercial options are concentrated in neighboring communities. The Keystone Diner and Meijer are just minutes away along Keystone Avenue in Canterbury-Chatard, and Meridian-Kessler is home to several popular dining and drinking destinations.
