Prices typically range from around $70,000 to the mid-$200,000s. The median sales price in the high $100,000s is higher than some of its larger neighbors, such as Avondale Meadows and Martindale-Brightwood , but it is about 25 percent lower than the citywide median. This offers prospective homebuyers a combination of value and affordability. “A very good home that has three or four bedrooms and two baths can go for around $210,000 to $220,000,” says Ilanit Gat of F.C. Tucker Company, who has sold homes in the neighborhood. “That’s appealing.”
Development along 38th Street is intended to stabilize the area’s housing market, which should help maintain property values in the area. Forest Manor homes average 57 days on the market before selling, which is about the national average. “People like this neighborhood and there is demand,” says Gat, who adds that the area is up and coming but home conditions can vary from block to block.

IndyGo bus routes on 38th Street helpful to residents
Major streetscape improvements along 38th Street were part of a project to increase use of the IndyGo Purple line, which connects downtown Indianapolis to Fort Harrison State Park. The neighborhood is the midpoint between both destinations. “That is helping people who don’t have a car,” Gat says. Commuters can catch Interstate 70 about 2 miles south of the neighborhood, and from there they can drive directly into downtown, a trip that takes about 15 minutes. Interstate 70 connects to Interstate 65 about halfway between the neighborhood and downtown. Interstate 65 offers access to the southern suburbs, while Indianapolis International Airport is about a 20-mile drive via I-70.
