Riverside Park’s upgrades and trails anchor local outdoor life

“I’d say that’s the biggest defining feature is the green space,” says Faith Thompson, public relations and communications manager for Downtown Indy Alliance. “Riverside Park alone is huge.” At more than 850 acres, it’s bigger than Central Park in New York City. It’s packed with features like a boat launch onto the White River, playgrounds, trails and an amphitheater. Riverside Park has had more than $35 million in upgrades since 2020, including the Riverside Promenade and Riverside Adventure Park. Other outdoor attractions include:

  • Scenic trails such as the White River Greenway, Fall Creek Greenway, and Central White River Trail
  • Local golf courses, including South Grove and Coffin
  • Adventure activities like BMX racing at the Major Taylor Velodrome and kayaking on the White River

Buyers can expect older homes at a lower cost

Most homes date back to the early 1900s. “It’s mostly single-family over there, smaller homes with really deep history,” says Cahmelan Porter, director of marketing and brand strategy at the Downtown Indy Alliance. “The families that have been there have been there for 60, 70 years.” Cottages, bungalows and ranch-style homes are standard. There’s also new builds and some townhouses. Townhouses cost between $150,000 and $200,000. If you’re willing to get your hands dirty, you can find a handyman special as low as $20,000 and can cost up to $175,000. Most move-in ready homes start in the low $100,000s and can reach the high $300,000s. The median sale price is about $170,000, lower than the Marian Cold Springs median of roughly $200,000.

16 Tech Innovation District brings changes to Riverside

The 16 Tech Innovation District is a 50 acre area built around technology focused businesses, with a specific focus on life sciences and advanced manufacturing. It includes research facilities, labs, offices, shops and apartments. Plans also call for public green space. Today, more than 200 companies and organizations operate there, employing about 1,000 people. By 2030, the district is expected to grow to over 3 million square feet and support more than 3,000 jobs.
With improvements to Riverside Park and new investment tied to 16 Tech, the neighborhood began to change. Homes were flipped, and property taxes started rising. The city-county government created a program to keep longtime residents from being displaced. Homeowners who have lived in Riverside for at least 10 years and are 55 and older may qualify for a property tax credit that caps tax increases at 4%. The program ends in 2027.

Herron-Riverside High School is a top charter school

Indianapolis Public Schools serves the community and offers open choice through a lottery system. Global Prep Academy, a public charter schools within IPS’ Riverside School 44, offers an English-Spanish dual language program. The top-rated Herron-Riverside High School is one of the best charter schools in the state. There’s also three colleges within a few miles of Riverside:

  • Marian University in nearby Marian Cold Springs
  • IU Indianapolis in the Indiana Avenue area
  • Ivy Tech Community College in Crown Hill

Riverside Park hosts events throughout the year, including concerts and performances by the Indianapolis Shakespeare Company at the amphitheater. It’s also the home of Stunt Sundays. “Every Sunday there’s a car meet-up where the community gets together and just kind of hangs out,” Porter says. The Riverside Civic League brings neighbors together for game nights, community dinners, and an annual parade and block party. Riverside is about 3 miles from the Indianapolis Motor Speedway, home of the annual Indianapolis 500.

Dining choices expand while grocery options remain limited

There’s a growing food scene in Riverside. The 16 Tech Innovation District includes The AMP, a food hall and artisan marketplace with eateries like The Bull Grill and Yamallama Delicatessen. You can choose from over 15 beers on tap at Guggman Haus Brewing Co. and enjoy a drink on the dog-friendly patio. While more restaurants are coming to town, groceries are another story. The area is largely considered a food desert, which means there’s limited access to fresh food. Cleo’s Bodega Grocery and Café helps bridge the gap in Near Northwest Riverside with fresh produce from urban farms.

IndyGo routes and close highway ramps make commuting simple

Most people own a car, but there are IndyGo bus stops scattered on major roads like Harding Street and 16th Street. The closest ramp to Interstate 65 is about a mile away, and you’re roughly 3 miles from Monument Circle. Eskenazi Hospital and Riley Children’s Hospital are nearby.
