Where old and new combine on the Near Eastside
Windsor Park blends old-school Indianapolis charm with an array of new homes and innovative businesses close to one of the city’s best parks. Renovated homes built from the 1880s-1910s stand alongside houses constructed in the 2020s, and all are within walking distance of Spades Park’s serenity or Massachusetts Avenue’s bustle as it points towards downtown from this Near Eastside location.

Unique businesses give Windsor Park a distinctive identity
Windsor Park draws a creative array of businesses. Kan-Kan Cinema and Brasserie is an arthouse movie theatre with an attached New American restaurant serving seasonal dishes before or after a showing. Circle City Industrial Complex is a former factory that now hosts multiple businesses and art galleries. Recreational options include North Mass Boulder, a rock-climbing gym, and Fowling Warehouse, which combines football and bowling as players attempt to knock down 10 pins with a pigskin. Few businesses capture Windsor Park’s transformation quite like Beholder. A semifinalist for the James Beard Award for Outstanding Wine Program and one of Wine Enthusiast’s Top 100 wine restaurants in the country, this upscale restaurant was built in, of all places, a repurposed former auto shop. Rabble Coffee, owned by Windsor Park residents, is one of the neighborhood’s most popular morning stops. At night, nearby Mayfair Taproom is a British-inspired pub so authentic that it celebrates New Year’s on Greenwich Mean Time – or 7 p.m. locally. A Kroger on the Near Northside is the nearest grocery option.

Houses from the 19th and 21st centuries intermingle
Many Indianapolis neighborhoods offer houses that reflect their age. Windsor Park is one of the few where neighbors can live in houses built more than 100 years apart without feeling dramatically different. “It’s unique because you had mature trees on empty lots, and you get new builds because they were empty,” says Laura Waters, Realtor with EasyStreet Realty. Arts and Crafts, Craftsman and American Foursquare homes sell from $205,000-699,000. Contemporary custom homes built on formerly vacant lots range from $440,000-880,000.

Spades Park is a birder's delight
Spades Park follows the path of Pogue’s Run along the neighborhood’s northern boundary. The 31-acre green space is a designated bird sanctuary and has a protected prairie favored by rabbits and chipmunks. The Windsor Park community garden grows at the park, which also features a Carnegie Library that first opened in 1912. The John Boner Neighborhood Center is another institution that has served Windsor Park for decades, offering a fitness center, afterschool programs and other neighborhood services.

Feast of Lanterns a visual spectacle
The Feast of Lanterns is Windsor Park’s signature event. First held at Spades Park in 1909, it is an annual August tradition. “Imagine an open field filled with a string of multi-colored paper lanterns,” Waters says. “A big stage with people performing music. Food trucks lined up the street. All of the local businesses having tents where people can learn about their community. Neighbors breaking bread together and enjoying the good weather.” She says anticipation builds as the afternoon fades into night and the lanterns start to take effect. The Feast of Lanterns isn’t the only big event in Windsor Park. Kan-Kan hosts the Indy Film Festival each spring. And once a month, residents gather at Triangle Park – known simply as “The Triangle” -- for a neighborhood get-together on a small plot of land where three streets intersect.
Elementary school serves English and Spanish speakers
Neighborhood students are zoned to attend Theodore Potter School No. 74. Potter, which receives a C-rating on Niche, is the only Indianapolis Public School to offer a two-way dual-language immersion program with native English and Spanish-speaking teachers. Seventh and eighth graders move on to H.L. Harshman Magnet Middle School, which has a C-minus rating. C-rated Arsenal Tech High, the largest school in Indianapolis by both size and enrollment, is just across 10th Street from the neighborhood.
