Windsor Park blends historic homes, modern amenities in Indianapolis

Windsor Park is an established neighborhood on the near eastside of Indianapolis characterized by a blend of historic charm and modern amenities. While Windsor Park stands out for its traditional architecture, it is a community in transition, home to a trendy arts and entertainment district that highlights its continued revitalization. Traditional architecture is common; renovations stand out

Bungalows highlight the Craftsman architecture that is prominent in the neighborhood. Victorian and American Foursquare influences can also be seen along streets whose sidewalks are shaded by mature trees. Many of these older homes have been renovated, and they mingle with newer builds that showcase a mix of traditional and modern architecture. Homes are built close together, so detached garages can be found on the back of lots, accessible via alleyways. Otherwise, street parking is common.

Buyers benefit from homes staying on the market longer than average

Home prices typically range from the low $200,000s to the high $600,00s, although extensive renovations of larger homes can list for more. New townhomes can be found in the high $300,000s. The median sales price in the mid-$300,000s is comparable to Fountain Square, but more than 50 percent less than neighboring Cottage Home . On average, homes in Windsor Park sell after 101 days on the market, which is 45 days longer than the national average. That gives buyers significant leverage in negotiating prices.

Easy access to downtown Indianapolis by car, bike and bus

Living within 3 miles of downtown Indianapolis is a major draw. Commuters can drive there in 10 minutes, but the neighborhood is especially well located for biking into the heart of the city via Michigan Street, a trip that takes less than 20 minutes. A bus ride takes about 30 minutes, and the truly motivated can walk downtown. Interstates 65 and 70 intersect just outside of the neighborhood, so it’s easy to get around the Indianapolis area. I-65 provides direct access to the south suburbs, and it’s about a 20-minute drive to Indianapolis International Airport via I-70.
