Just 10 miles from Dallas is suburban Grauwyler Heights. Tucked beneath a canopy of mature trees, this small Las Colinas community is marked by sidewalk-lined streets and yards with playsets. It’s a striking contrast compared to Downtown Dallas’s busy streets and fast-paced lifestyle, but all the retail and entertainment in both Dallas and Irving are still close enough to enjoy regularly. “It’s a quiet neighborhood," says Aroma Zidan, a Realtor with JPAR. “It’s very close to the highway, so that really gives it an advantage for people who want speedy access to Dallas and other cities,” Zidan says. Courtney Tauriac, a Dallas Realtor at Compass RE Texas LLC, has lived in Irving since 2007 and has witnessed the area grow exponentially. “We have the Toyota Music Factory near the Canal, the Ritz-Carlton and the arts center,” Tauriac adds. “It’s the perfect balance of arts, culture and food, plus a great cost of living.” Grauwyler Heights is close to several golf courses and an expansive greenbelt trail. Residents are also drawn to the area due to its proximity to Dallas Fort Worth International Airport and some of the most prominent employers in the DFW Metroplex.

A variety of homes and condos sit on some of Irving's tree-lined hillsides
The neighborhood’s collection of ranch-style houses, condos and townhomes were primarily built from the 1950s through the 1980s. Single-family homes typically rest on sizeable lots approaching a quarter-acre and are shadowed by towering elm and oak trees that are common to the area. “A lot of the more mature, older areas of Irving have a really lovely topography,” Tauriac says. Winding, hilly streets and tall trees are unique to the area, whereas the layout of McKinney or Frisco are what Tauriac describes as a “big old flat grid”. The price of a 1,000-square-foot condo with two bedrooms and one bathroom may range from $150,000 to $250,000, while contemporary townhomes and ranch-style residences can run from $250,000 to $400,000, depending on square footage. “Things are taking a little bit longer to sell because of the interest rates, but it’s still a very active market,” Zidan says. “Houses usually sell within a few weeks. The prices there are very competitive and cheaper than the Dallas-Fort Worth area as a whole. I have a condo listed there for $213,000. Anything that’s in the $200,000 to $300,000 range is very sought after.”

Locals enjoy a diverse food scene and several shopping malls
Grauwyler Heights is largely residential, but local and commercial businesses line nearby Texas State Highway 183. Weekly grocery shopping can be done at small markets like La Michoacana or at nationally recognized chains like Kroger, Walmart and Aldi. Irving’s diverse restaurants are spread around the area with some just across TX-183 from Grauwyler Heights. Brunch can be found at Good Day Café, which is next to India Bazaar. Tortilleria La Nueva Puntada is a neighborhood hotspot for authentic Mexican cuisine, such as chicharron (fried pork belly) burritos. Irving Mall is also off TX-183, providing two floors of department stores, a movie theater and a large food court. Additional dining and entertainment venues can be found around The Canal, a long stretch of luxury apartments and storefronts that wrap around Lake Carolyn. Locals can also drive to Grapevine Mall, Downtown Dallas at North Park or the Galleria.

Entertainment on a larger scale is just a short drive away in downtown Dallas, like the Dallas Zoo and The Dallas World Aquarium.
Getting in and around Irving
Dallas Area Rapid Transit (DART) provides public transportation in Irving. Nearby major throughways include TX-183 and TX-356. Located about 15 miles from Downtown Dallas, the Hospital District is also near Grapevine, and Arlington and Fort Worth are 15 and 28 miles away, respectively. The area’s proximity to Dallas-Fort Worth International Airport is another big draw. “It’s 10 minutes from the airport. My traveling clients love to be in Irving because of that,” Zidan says. “Some of my clients have to fly on a daily basis for work, so living in Irving makes their life so much easier.” Hospital District residents can receive immediate healthcare services at the 296-bed Baylor Scott & White Medical Center, which is a prominent Dallas employer.

Grauwyler Heights neighbors the Hospital District, which is home to the Hindu Temple of the DFW. The temple hosts multiple youth programs, such as language classes and summer camp, as well as many of the area’s Indian festivals and celebrations.
