Grauwyler Heights
A variety of homes and condos sit on some of Irving's tree-lined hillsides
The neighborhood’s collection of ranch-style houses, condos and townhomes were primarily built from the 1950s through the 1980s. Single-family homes typically rest on sizeable lots approaching a quarter-acre and are shadowed by towering elm and oak trees that are common to the area. “A lot of the more mature, older areas of Irving have a really lovely topography,” Tauriac says. Winding, hilly streets and tall trees are unique to the area, whereas the layout of McKinney or Frisco are what Tauriac describes as a “big old flat grid”. The price of a 1,000-square-foot condo with two bedrooms and one bathroom may range from $150,000 to $250,000, while contemporary townhomes and ranch-style residences can run from $250,000 to $400,000, depending on square footage. “Things are taking a little bit longer to sell because of the interest rates, but it’s still a very active market,” Zidan says. “Houses usually sell within a few weeks. The prices there are very competitive and cheaper than the Dallas-Fort Worth area as a whole. I have a condo listed there for $213,000. Anything that’s in the $200,000 to $300,000 range is very sought after.”Famous Irving alums and private school options
Irving Independent School District students may attend Good Elementary and Austin Middle, which earn a C and C-plus grade, respectively, from Niche. Irving High School earns an overall grade of B-minus. Famous alumni of the high school include Frank Beard, the drummer for rock band ZZ Top. Private school options include The Highlands School, which earns an A-plus from Niche. Several universities and colleges are nearby for those wanting to earn a degree closer to home, such as the private Catholic University of Dallas.Greenbelts, waterways and a canal aren't far from Grauwyler Heights
The 4-acre Rose Meadows Park has a basketball court for shooting some hoops, plus tunnels and gorilla sculptures at the playground for kids to climb. Other notable parks include Victoria Park and its castle-themed playground and amphitheater.
