Lamar Brown
A horse racing park, a famous trail and a nature preserve
Luzon Park is at the heart of the neighborhood, with ballfields, a playground and picnic shelters. The 19-acre Southwest Park hugs Lamar Brown’s southern edge and features four softball fields, a soccer field and a splash pad. Running Bear Park sits a few blocks south of Southwest Park and offers a sand volleyball court, three ponds with a fishing pier, trails, a basketball court and 80 acres of picnic space. It’s also a favorite for its ship-themed playground, which has large frog and alligator climbing structures. Lone Star Park is 4 miles south of the community and is one of the most popular recreational spaces for watching horse races and live concerts. The park provides two live racing seasons yearly in the spring and the fall, attracting over 700,000 attendees annually. The venue also includes restaurants and private penthouse suites. The public Irving Golf Club is less than 5 miles east and gives golf enthusiasts an 18-hole course, a pro shop and tournaments. The 13-mile Campion Trail is popular with hikers and cyclists and is accessible via the Trinity River Mountain Creek- Dallas County Nature Preserve, 5 miles east. The trail is a master-planned greenbelt along the Elm Fork and West Fork of the Trinity River, and when completed, it will total 22 miles. Part of this trail also has markers on historic bridges noting where Bonnie Parker, Clyde Barrow and the rest of the iconic Barrow Gang used part of the route to make their getaways from Dallas police into rural Irving in the 1930s.A rich and culturally diverse community of mom-and-pop shops

Toyota Music Factory is 7 miles north, a massive entertainment hub featuring national music acts, an open-air pavilion, restaurants and bars.Ramblers and traditional brick homes for under $600,000
Towering oaks line the quiet neighborhood, which is filled with ranch-style homes and two-story brick traditionals, many of which have been remodeled. Most were built in the early 1960s and range from the low-$200,000s for a 1,200-square-foot three-bedroom to the low-$500,00s for a 2,000-square-foot four-bedroom. "A lot of older homes are being rehabbed, so the houses look a lot nicer, and the renovations are making the neighborhood more attractive," Ulloa says. "You get larger lots than you would in the surrounding areas, and the homes sell quickly.” Properties stay on the market for an average of 27 days, lower than the national average of 44 days. Most houses have multi-car garages, large, paved driveways and covered porches. Lot sizes average around 10,000 square feet, but some span over a quarter acre. Higher-priced homes have in-ground pools. Residents are within walking and biking distance of Luzon Park, two schools, restaurants and a historic museum.Lamar Brown schools make the grade
