Like many cities nationwide, Irving’s development stems from the ever-expanding construction of railroads throughout the early 1900s. Named after the leafy neighborhood gathering spot, Nichols Park is a small, quaint community in the heart of Irving. “The centrality to the Metroplex is superb. Irving's in the dead center. You can get to an airport gate within 10 to 15 minutes or downtown in about the same amount of time,” says David Parks, a local Realtor with Briggs Freeman Sotheby’s International Realty, who has 17 years of experience in the industry. A city known for its diversity, Irving boasts an array of global eats, entertainment and outdoor retreats within minutes of the neighborhood. Situated about 12 miles from the energetic streets of Dallas, Nichols Park offers a laid-back, suburban atmosphere centrally located to all Irving and downtown Dallas have to offer.

Ranch-style homes with tidy lawns
Nichols Park comprises a mix of shopping centers, apartment complexes, and modest single-family dwellings. The neighborhood depicts that of a classic American suburb with sidewalks, close-quarter houses and fenced-in backyards. Some properties feature one-to-two-car garages, while driveways and ample street parking cater to those without. Brick ranch-style houses range in hues from red to white to light brown. Others have contemporary, updated facades with contrasting white and black accents. Some smaller properties have been replaced with larger, custom-built Spanish-style homes. Nichols Park’s youngest learners can start their educational journey at the B-minus-rated Albert Farine Elementary School. Students then may move on to the C-plus-rated Travis Middle School and the B-plus-rated MacArthur High School. At MacArthur, students can choose from numerous career and technical classes, including architecture, computer science and education. Regarding higher education, the grounds of University Dallas, a private Catholic university, sits a mere 2 miles away.

Central to the community is Nichols Park, a small neighborhood park. Here, it’s common to see young children running around the playground or swinging on the swing set while older kids shoot hoops together on the basketball court. At Northgate Park, a small playground and paved walkways around a tranquil pond offer peaceful afternoon escapes. For more waterfront views, locals can head 3 miles to California Crossing Park, a wooded park with winding trails along the Elm Fork Trinity River. Kayakers and anglers are common on a sunny day, while joggers hit the trails at dawn and bikers take the reins at dusk.

Venture out of the neighborhood to enjoy Irving’s arts, culture and restaurant scene. About 2 miles away, the Irving Arts Center blends art and culture, as it’s home to 10 cultural organizations, including the Irving Black Arts Council and the Irving Symphony Orchestra. Locals can spend an evening soaking up the orchestra’s melodies or visiting a rotating art exhibit or catch a show at the Toyota Music Factory. “The Toyota Music Factory is a massive concert and event venue surrounded by restaurants and bars. It’s a really cool place to go,” Parks says. Irving also owns and operates four museums, including the Jackie Townsell Bear Creek Heritage Center and the Mustangs of Las Colinas Museum and Visitor Center.

Drives along Texas State Highway 183
Residents of Nichols Park may hear cars rushing by along Texas State Highway 183, better known as the Airport Freeway, but traffic isn’t an issue, “183 is rarely congested,” Parks says. Head west to Dallas-Fort Worth International Airport, less than 10 miles away, or east for 11 miles to downtown Dallas. Commuters can also head downtown via train, with the closest stop about 3 miles away at the University of Dallas Station. Those who rely on public transit can also find bus service along North O’Connor Road. Other nearby establishments include Baylor Scott & White Medical Center and various houses of worship, including synagogues, temples, churches, and more south of Highway 183.
