Residents experience a welcoming community within the Northwest Park neighborhood.
No HOA for homebuyers
Northwest Park is a Dallas suburb in Irving’s profitable northwestern corner, nestled in the crook of state highways 8 and 249. The absence of HOA-regulated subdivisions contributes significantly to the appeal of this mixed-use neighborhood. Northwest Park residents can freely store camping and water toys and make executive design decisions near their homes. The neighborhood has numerous commercial zones and office parks, making it an ideal home for business commuters and spendthrifts. “Irving is also one of the most ethnically diverse zip codes in the nation,” says Christy Sloan, Realtor at 24:15 Realty and 30-year local. Homeowners take pride in the ever-evolving cultural landscape. “It is the strategic center of Dallas-Fort Worth,” says Nader Jichi, a broker with Keller Williams Realty who has sold homes in the area for 20 years. “It is close to Dallas, Fort Worth, Arlington and the airports (Dallas Love Field and Dallas/Fort Worth International airports). It is the perfect spot.”
Find your quiet cul-de-sac
Residents with an address in Northwest Park may live on a quiet cul-de-sac street shaded by tall oaks and elm trees. A large grassy yard extends onto sidewalks, where stroller-led families and dog walkers pass by throughout the day. Northwest Park properties vary from $250,000 to $1.1 million. Most are midcentury homes with solid one-story designs. Buyers will discover a small location with less-than-recent updates at the low end, and for double the price, they may acquire more than 3,000 square feet of living space or a fresh makeover. Most listings sell within three weeks of being on the market. The CAP Index crime score for the neighborhood is a 4 out of 10, which is on par with the national average. There are 20 houses of worship in the area, meaning there are many places for all denominations.
High schoolers have 30 options for AP courses
The Irving Independent School District serves many kids growing up in Northwest Park. Hanes Elementary is within walking distance of most residents and Lady Bird Johnson Middle isn’t much farther away. Both schools have a C-plus grade from Niche. The final destination on the public school itinerary is MacArthur High, well-known for its excellent academics and boasts a distinguished A-minus rating on Niche. Most Macarthur students take at least one Advanced Placement course while enrolled, with options ranging from over 30 subjects. Northwest Park purchasers looking for alternative education choices may discover various charter and private schools nearby.
Kids love to gather at namesake park
After school, the children congregate at the neighborhood’s namesake outdoor gathering area, a large park anchored by a duck pond with sprinkling fountains. While fishing, watch for turtles or stroll along the paved paths that wrap around the big body of water and zigzag between the park’s grassy hills and valleys, which are frequently congested with runners and bikers. During the warmer months, residents can gather their children to climb on the playground and cool down in the splash pad. The recreation facility is next door, where Northwest Park residents can workout in the gym or attend a fitness class with friends.
Northwest Park is located in the heart of Irving, TX.
Highway access provides several shopping and dining experiences
With proximity to major highway systems comes a long list of nearby retail and dining options. Malls, shopping centers and markets densely line Northwest Park’s perimeter, making errands faster and simpler. Chain grocers like Kroger and Aldi are around the corner from Target and other big box stores. The Irving Mall is on the south end of town, and its traditional indoor setup is packed with familiar brand names. “The Irving Mall is one of the biggest in the U.S.,” says Jichi. Fast-food restaurants are also plentiful in Northwest Park, allowing folks to pick up Starbucks on their way to work or get meals from Whataburger on hectic workdays. Different options can be found at ethnic eateries, popular among long-time locals. Mr. Max is the current hotspot, delivering Japanese classics from its modern yet informal surroundings. Get in early on weekends, as this popular neighborhood hangout fills up quickly.
NASCAR races highlight local events
The Fort Worth Stockyards’ saloons, vineyards, and NASCAR events at the Texas Motor Speedway are among the city’s attractions.
The Irving Bicycle Plan is improving area bike paths
Housing prominent industry employers spanning from corporate headquarters to healthcare, Irving is known as the region’s economic engine. “We’ve stayed in town over the years for the proximity to our offices,” Sloan says. Residents can catch a city bus anywhere along the main roads or ride to the area’s booming office centers for work. The Dallas Love Field Airport is also about 20 minutes away, and it was voted one of Travel Awaits’ Favorite U.S. Airport finalists in 2022. With a growing force of non-driving commuters, the city has developed The Irving Bicycle Plan, a project intended to add and improve on-street paths for locals who prefer to travel around car-free. Irving buyers looking for the increasingly unique pairing of suburban seclusion and city accessibility should explore Northwest Park.
Crime score is same as U.S. average
The CAP Index crime score for the neighborhood is a 4 out of 10, which is on par with the national average.
