Convenient location and quiet living
One of the reasons that Owen Point attracts Irving homebuyers is because of its proximity to major roads. “Irving as a whole and where it’s located, it is easy access to 183 freeway and Route 12,” says Realtor Dee Hawkins with Blue Crown Properties, who has lived in the area for almost 30 years. The neighborhood is also close to Irving’s downtown area, the Heritage District, about 2 miles away. While its convenient location gets people to move to Owen Point, Hawkins says there is another reason they choose to stay. “Our city normally gets quiet around the hours of seven or eight o’clock.” Residents of Owen Point live in a calming respite from the rest of the Dallas-Fort Worth metroplex.
Single-story homes in Owen Point
Oak and ash trees sit atop the trimmed, grassy lawns of Owen Point, shading the sidewalks. Most properties have driveways that lead to a two-car garage, but the wide roads leave room for street parking. The neighborhood is almost exclusively filled with single-story homes, ranging from ranch styles built between the 1950s and 1960s, to neo-traditional influences from the 1980s. A three- to four-bedroom typically costs $350,000 to $450,000. The Federal Emergency Management Agency (FEMA) says that Irving is at very high risk of tornadoes. Most home insurance policies cover wind damage. FEMA also identifies a Special Flood Hazard Area in Owen Point. Flood insurance is recommended for all homeowners and required for anyone with a federally backed mortgage. “They definitely need to check into flood insurance, depending on where they are,” Hawkins says. “When it’s going to be raining a lot, they just have to be prepared.”
Irving schools have good reputation
Owen Point is part of the Irving Independent School District (ISD). “All the Irving schools here seem to be doing very well,” says Hawkins, who has three grandchildren enrolled in the ISD. “The teachers are great.” Good Elementary School is rated a C by Niche and is less than 1 mile south of the neighborhood. Austin Middle School receives a C-plus and has a STEM lab where students can get hands-on experience in virtual reality and 3D printing. Irving High School earns a B-minus. The high school offers career and technical education pathways, including aviation and biomedical science.
Parks near Owen Point
There are a handful of parks within 1 mile of Owen Point. At Rose Meadows Park, a walking trail goes past a basketball court, open fields and colorful playgrounds where kids can run around. “When the weather’s nice, you can go out and spend a nice afternoon at that park,” says Isaac Vasquez, communications manager for the City of Irving. Sunrise Park offers similar amenities on the other side of the neighborhood, as well as an outdoor fitness area and a tennis court. The South Irving Library is about 2 miles away and hosts book clubs and events like homebuying seminars.
Roadwork improving major thoroughfares
Owen Point is a car-dependent community less than 1 mile from State Route 183 and Loop 12. These major roads are under construction, but Hawkins says, “it’s much better than it has been. They’ve finally finished the overpass between 183 and Loop 12. There is still construction going on in that area, but it’s easier to get there than the past two to three years.” Route 183 connects Irving to Dallas, about 10 miles away, and Fort Worth, about 29 miles away. Trinity Railway Express, managed by DART, acts as another bridge between Dallas and Fort Worth with a station in Irving. DART also has a bus route along North Nursery Boulevard. Dallas Fort Worth International Airport is about 8 miles away. The closest emergency room is at Baylor Scott & White Medical Center, about 2 miles away.
Shops and restaurants near Owen Point
There are a couple of restaurants along East Grauwyler Road, including the family-owned Tortilleria La Nueva Puntada. The establishment opened its doors in 1969 and has continued serving fresh, in-house tortillas to its customers. There are more options in Irving’s Heritage District, including Di Rosani’s Fine Italian Restaurant. Residents can get groceries from La Michoacana Super Market, next to Family Dollar, in the northern corner of Owen Point. Irving Mall is about 5 miles away and has nearly 120 stores. Target, Walmart and Home Depot surround it.
Community comes together for Irving events
The City of Irving hosts a full calendar of events, many of which occur Downtown at Heritage Park. Folks can bring a picnic blanket or lawn chair and enjoy a free movie or concert. In September, there is a weekly Movie in the Park, while Music in the Park is in October. “There are food trucks, but people are invited to bring their own snacks,” Vasquez says. Another community favorite is Eerie Irving at Trinity View Park. The park transforms into a ghoul-filled maze with frights fit for all ages. “Also, it gives parents a reason to use those Halloween costumes a couple more times,” Vasquez says.
