Located in Irving, Texas, Song offers a convenient corner of the northern Dallas metroplex that hits the high notes for many. The pocket neighborhood’s easy access to transportation and proximity to dining and shopping destinations make it a sought-after area to put down roots. With an array of home types, from condos to traditional brick homes, residents find a home that strikes a chord. “It’s not a community where people are moving out frequently,” says Elizabeth Gleason, a local Realtor with Rogers Healy and Associates. “There’s longevity. Typically, when people move to Song, they stay.”
Proximity to the Dallas Fort Worth Airport
Connectivity to arterial roads and transportation is a draw for Song residents. “Song has easy access to three major highways and the airport,” Gleason says. In fact, the neighborhood is located right next to the Dallas-Fort Worth International Airport, making it convenient to catch flights. Though the airport creates a busy area, the noise doesn’t seem to affect residents greatly, according to Gleason. “There is not typically an issue with noise. If anything, it’s actually a selling point,” she says. The neighborhood is also located next to a train station that will take commuters to Fort Worth or Dallas.

Located less than 10 minutes away from Song sits the Toyota Music Factory, a 17-acre cluster of venues that serves as a hub for live music performances, dining and nightlife. “Toyota Music Factory is a big destination as an entertainment complex,” Gleason says, noting that the area features an open-air pavilion, movie theater, and a host of restaurants and bars. The campus showcases local, regional and national names across genres, such as Leon Bridges and Phoebe Bridgers. Residents can delve further into the local arts scene at the nearby Irving Arts Center, which hosts a variety of performances and exhibitions within its vibrant venue. The arts center features the work of local and regional artists, as well as pieces on loan from the Smithsonian Museum. Apart from weekly happenings like symphony orchestra performances, ballets and local art displays, the center also hosts workshops and hands-on programs for all ages.

“Song is a culturally diverse neighborhood,” Gleason says, adding that the diversity is reflected in the area's variety of stores and restaurants. Just along the neighborhood’s edge, Town North Shopping Center is home to a slew of these eateries, showcasing flavors from Nepal, Pakistan, Peru, Vietnam and beyond. Cafemandu is the go-to spot to experience authentic Nepalese steamed dumplings, while nearby El Tesoro del Inca serves up Peruvian delicacies and rotisserie chicken. The North Town Shopping Center also features convenient necessities like pharmacies and grocery stores such as Kroger and El Rancho Supermercado. For a variety of big box department retailers, residents need only go 5 minutes down the street to Irving Mall. The crossroads of North Belt Line Road and the Texas 183 Expressway are home to a plethora of locales, from Target and Dillard’s to chain fast food restaurants.

Tree-lined streets feature traditional-style brick homes, and many condominiums, townhouses and apartment complexes are also found in the neighborhood. Most single-family homes were built between the 60s and 80s, though a smattering of more recent construction rounds out the housing stock. With a median real estate cost of $365,000, prices here typically range from condos starting at $134,500 to five-bedroom estates fetching over $1 million. “It’s an older, more established community that’s still very affordable, as far as pricing in north Texas goes,” Gleason says.

Irving Independent School District serves kids in Song, maintaining a B score from Niche and ranked among the top 15 schools in the district. Students in Song may attend Haley T. At MacArthur High School, which receives a B-plus score, students benefit from a 15 to 1 student-teacher ratio and participate in strong athletic and extracurricular programs.
