The neighborhood of South Austin Heights in southeast Irving takes full advantage of its location just 10 miles west of Downtown Dallas, giving residents easy access to major thoroughfares and an abundance of public transportation options. “There are a ton of major freeways nearby,” says Reev Rohter, broker-owner of Rohter & Company Real Estate Brokerage. “It's 15 to 20 minutes to everywhere in the Dallas-Fort Worth metroplex."

Houses in South Austin Heights don’t come on the market often. When they do, prices range from about $300,000 to the high $500,000s. The neighborhood’s vintage homes include midcentury ranch-style houses, cottages and bungalows. For the most part, they’re less expensive than the newer properties, such as the new-construction, contemporary cottages on English Street. “It’s quiet and shaded,” Rohter says. “There are a lot of old homes that have big lots.” Most lots are around a quarter-acre, featuring mature oak and elm trees.
Irving ISD schools within 2 miles of the neighborhood
Irving Independent School District serves the area, and each of the neighborhood’s zoned schools are within 2 miles. F.M. Gilbert Elementary earns a B-minus on Niche, and Austin Middle School receives a C. Irving High School earns a B-minus and has career and technical education pathways for the arts, aviation, biomedical science, business and more.
Green spaces and recreation near the neighborhood
Hurwitz Park, located just outside the park, has basketball courts, a playground and plenty of open green space. Sunrise Park is about a mile away, offering tennis courts and a longer walking loop. Irving’s waterfront Centennial Park and historic Heritage Park are also about a mile away. Heritage Park anchors the city’s Downtown Heritage District and hosts a variety of events annually, from concert series to holiday celebrations.

South Austin Heights is primarily a residential area, but it’s not without a local takeout spot. Lirios is popular for Salvadoran specialties, most notably its corn-patty pupusas. Downtown restaurants and the nearest hospital, Baylor Scott & White Medical Center, are within a 2-mile drive.
Commuter-friendly routes to Dallas and Fort Worth
Dallas Area Rapid Transit (DART) bus stops are in the neighborhood along North Nursery Road. Downtown Irving has a park-and-ride station less than 5 miles away. From there, commuters can take the Trinity Railway Express west to Fort Worth or east to Dallas. Irving Boulevard, a mile away, is also a direct route to Downtown Dallas, just over 10 miles away. Access to the Midtown Express, also known as State Highway 183, is off of Walton Walker Boulevard, less than 5 miles away. Dallas-Fort Worth International Airport is about 10 miles away.
