A mixed bag of single-family homes
Lake Kathleen-High Valley has a variety of housing styles, with acreage of land. “Lake Kathleen is as far as people will go when they want to buy on the east side of Renton,” says Realtor Mark Barron with Windermere Real Estate, who grew up in the High Valley area and has over 35 years of experience. “It’s more rural with bigger lots. It used to be just fishing cabins when I was a kid.” Now, ranch-style homes and raised ranches from the 1960s and 1980s are common as both surround the lake and up into High Valley. These houses span 1,400 to 3,000 square feet and cost $650,000 to $1.1 million. There are also traditional, multi-story homes throughout the area. These houses have wood exteriors and range from $750,000 to $1.2 million. Additionally, a handful of properties surrounding Lake Kathleen have waterfront access.
Between Lake Kathleen and High Valley lies a residential area with additional housing options. “There used to be nothing there, but now it’s super high-end up on the hill,” Barron continues. Contemporary Craftsman homes built in the 1990s are the dominate architecture in the area, with pointed roofs and multiple front gables. Some of these houses have Colonial influences too, with symmetrical dormers or bay windows. These homes span 2,500 to 4,000 square feet and cost between $1.2 million and $2.1 million. The CAP Index Crime Score in Lake Kathleen-High Valley is a 1 out of 10, which is lower compared to the national average of 4.

Private lakes and woodland trails with waterfalls
Lake Kathleen-High Valley’s natural landscape lends to ample outdoor recreation. Lake Kathleen itself has walking trails that loop the lake and is popular among kayakers and anglers. “The homeowners in the area will stock it with fish,” Church says. “They’ll even host a kid’s fishing derby where they fish for trout.” Lake McDonald is another body of water with neighborhood homes backed up to it.
Two natural areas sit north of the neighborhood. Squak Mountain State Park is about 2 miles away, with over 1,500 acres of forests and creeks, including 13 miles of hiking trails and roughly 6 miles of horseback riding trails. About 4 miles west, Cougar Mountain Regional Wildland Park has over 3,000 acres of protected land, with about 35 miles of trails that navigate the area’s forests, streams, wetlands and cliffs. Big Tree Trail, Red Town Trail and Sky Country Trail are a few of the popular pathways. There are also a handful of waterfalls, including Coal Creek Falls and Doughty Falls. According to Barron, the Cascade Mountains are accessible from these natural areas and are a hang-gliding hotspot.

A-rated Issaquah public schools
Depending on where students live, the three options for kindergarten through fifth grade are Maple Hills Elementary, Briarwood Elementary and Apollo Elementary, all part of the Issaquah School District. All three schools earn A grades from Niche. Maywood Middle School also receives an A and offers computer science and robotics through its Career and Technical Education (CTE) classes. The A-rated Liberty High School has JROTC and offers students programs in STEM and Advanced Placement.

Renton and Issaquah retail and restaurants
East Renton Highlands’ commercial corridor along NE Fourth Street is the neighborhood’s closest hub for shopping and dining. There are multiple fast-food restaurants, including Dairy Queen, Taco Time and Jersey Mike’s. Angelo’s Pizza & Pasta House is a casual Italian eatery with made-to-order pies. Safeway and QFC are the area’s grocery stores. Additional shopping and dining options can be found in nearby Issaquah, about 8 to 12 miles away. “People like going to Issaquah over Renton. It’s very popular, and there are more options,” Barron says. Issaquah Commons is one of many shopping centers along Interstate 90 and has several name-brand retailers, including Target, REI and Sephora. There’s also 12th Avenue Cafe, a diner specializing in comfort food and all-day breakfast. Downtown Issaquah is farther south with dozens of other restaurants, from Mexican eateries, like El 42 Cantina, to fine-dining places like Fins Bistro.

Traveling in and out of Lake Kathleen-High Valley
The neighborhood is car-dependent because of its expansive landscape and residential makeup. Access to Washington state Route 900 is roughly 2 miles away. The road is often used to connect to Interstate 405 in the west, or I-90 in the east. Both options can lead to Seattle, about 21 miles away. There are also a handful of King County Metro bus stops surrounding Lake Kathleen that continue through Renton and into downtown Seattle. The Seattle-Tacoma International Airport, or SeaTac, is about 15 miles away for commercial flights.
