Located in Kayenta, Shonto Point is an HOA community deeply entwined with its Mojave Desert and Red Mountains geography. It’s right next to Snow Canyon State Park, a vast recreation space, with sandstone cliffs and sand dunes, and the homes in Shonto Point must follow guidelines to fit into the landscape. “It has views and privacy. The neighborhood is surrounded by the Red Cliffs, so the views are remarkable. I hope one day to retire there,” says Realtor Brenda Battista, who works with Berkshire Hathaway HomeServices and has been selling in the area for nearly five years. Along with the area’s natural beauty, the community also prioritizes aesthetics in its artistic culture, with an art village of galleries and events.
Snow Canyon State Park and Fire Lake Park
Snow Canyon State Park borders the community to the north and east, giving residents access to miles of trails. “It’s adjacent to the state park, so people who like outdoor recreation, hiking and biking, are right there,” Battista says. Visitors can also rock climb and ride horses in the sand dunes and slot canyons. A mile south of the community, Fire Lake Park surrounds the Ivins Reservoir. The reservoir has a swimming beach and offers kayaking and paddleboarding, and the Red Mountains are reflected in the water on clear days.

Shonto Point HOA guidelines and contemporary architecture
At the foot of the Red Mountains, the community of Shonto Point is designed to seamlessly blend into the surrounding environment. The HOA takes care of landscaping its residents’ spacious lots, which can range from half an acre to two acres in size. They often feature cacti, agave plants and desert willows, which thrive in the region. Shonto Point has strict building standards, including the color palettes for the houses, which must be natural earth tones from the area’s terrain. The construction is also standardized with contemporary architecture: flat roofs, clean lines and large windows. The homes range from $1 million to $3.9 million, with more affordable options built in the late 1990s and more expensive options built in the 2020s. According to Battista, some houses from the first phase of development in the early 1990s can list between $600,000 and $700,000, but they often need renovations. “There are a lot of people who want to live there, so whenever something comes into the market, it’s a hot commodity,” Battista says. The neighborhood has a 2 out of 10 CAP Index Crime Score, in contrast to the 4 out of 10 national average. Because of the area's dry terrain, there is a severe wildfire risk, and residents should be diligent about clearing flammable brush from their properties.

Kayenta Art Village galleries and events
Just south of Shonto Point lies Kayenta Art Village, the cultural center of the community. “There are numerous galleries and potters that produce and sell their work there,” Battista says. Galleries such as Hutch Studio, Juniper Sky Fine Art and Datura Gallery showcase paintings, jewelry and photography. Next door to the galleries, the Center for the Arts at Kayenta is a performing arts venue that hosts plays, musicals and concerts. It also has local events, including the annual Street Painting Festival, with chalk art, live music and food trucks each April. The Kayenta Desert Rose Labyrinth, directly south of the art village, has a sculpture garden and a meditation labyrinth, a circular rock-lined path that people can walk through. “The area has a very different vibe, so a lot of artists and professionals move to the neighborhood because it inspires their creativity,” Battista says.

Dining at Xeteva and the Rusted Cactus
There’s a pair of locally owned eateries at Kayenta Art Village as well: Xeteva and the Rusted Cactus. Xeteva is a restaurant known for its atmosphere, from a covered patio with views of the Red Cliffs to a carefully curated interior of vintage items and natural materials like boulders, wood accents and stone flooring. The restaurant serves an array of entrees from mahi tacos to steak gyros, plus brunch on Saturdays and Sundays. “It’s farm-to-table deliciousness,” Battista says. A cocktail bar next door, the Rusted Cactus has specialty drinks and mocktails, along with a tapas menu. Red Mountain Market is the closest grocery store, located 3 miles away in Ivins.

Snow Canyon High School and more Washington County public schools
Serving elementary school students, Red Mountain School has a B-minus rating on Niche. Lava Ridge Intermediate School and Snow Canyon Middle School both have Bs. Snow Canyon High School has a B rating, plus clubs like Writers Guild and mountain biking.
A 10-mile commute to downtown St. George
