Frog Town’s name calls back to its unique history

Frog Town used to be a swampy stretch of land around the banks of the Grand River. The community supposedly takes its name from that era, when young residents would catch frogs to supplement their diets. Today, it is a small, mixed-use neighborhood in southeast Jackson, anchored by several major area employers. Historic homes and convenience to downtown Jackson make Frog Town’s residential streets a comfortable and convenient community. “It’s a mix of commercial and residential. There are a couple of pockets of houses amid the industry,” says Realtor Cori Baumann with The Brokerage House, who grew up in Jackson. “It’s more up-and-coming, with a lot of development opportunities available.”

Older Colonials and open lots line residential streets

Frog Town is primarily industrial, but small homes can be found on the west side of the neighborhood. Many of these are older Colonial houses and cottages with small front porches. Sidewalks connect the residential blocks, shaded by tall leafy trees. “It’s known for older, smaller and more affordable homes,” Baumann says. “Buyers are drawn to it because of lot size and price. I had a client who bought two lots for around $6,000 or $7,000 to build. I wouldn’t say that’s common, but there is still space for people who want to put up custom builds.” Few homes have sold in Frog Town in recent years. In July 2025, a one-bedroom, one-bath cottage on more than half an acre of land sold for $120,000.

Surface streets and Highway 127 connect Frog Town to nearby cities

Frog Town residents can use surface streets to get into the city quickly. “That area is very convenient because you can take East Washington Avenue straight to downtown,” Baumann says. “You can also take Page Avenue to Henry Ford Jackson Hospital or to U.S. Highway 127, and 127 will take you anywhere you need to go.” Highway 127 connects the area north to Lansing, the state capital, in about 45 minutes.

Local market and nearby restaurants serve community residents

A & A II Market, a Jackon community staple since 1930, offers a variety of meats, including homemade smoked kielbasa. For more extensive grocery trips, however, residents will need to head north on Highway 127. “Jackson has an initiative to build another grocery store near the area. But right now, if you need groceries, you’ll probably go north up 127 to Meijer,” Baumann says. “You could also go south to Vandercook – what we call Vandy – to Polly’s County Market there.” Nearby restaurants include the homey Blue Moon Cafe, Baby Bear Burger and Sarah’s Place, a cozy local pub popular on gamedays.

Private Catholic education offers alternatives to public schools

Students in Frog Town are zoned to attend Jackson Public Schools, which earn an overall B-minus from Niche. The district offers magnet schools and open enrollment options, including interdistrict transfers. Magnet schools may have selective criteria, but open enrollment is based on available capacity. Sharp Park Academy scores an A-minus. The Middle School at Parkside scores a C and Jackson High receives a B.

There are also several Catholic schools nearby, the closest being St. Mary Star of the Sea School, which serves students from kindergarten through grade 6. Jackson Catholic Middle is just north of the neighborhood, and Lumen Christi Catholic School is the nearest private high school option.

Limited outdoor spaces in Frog Town vicinity

Outdoor recreation in the neighborhood is limited. “The Outdoor Pavilion on East Morrell Street is a nice, big green space in the area,” Baumann says. Although the Grand River is the source of Frog Town’s name, the industrial presence here can serve to limit access. “There is good fishing on other parts of the river, and people do kayak on it, but I’m not sure how often they make it down that far,” Baumann continues. Other options include the baseball diamond at J. J. Best Field. Heading south, on Highway 127, is the Grande Golf Club, a public, 18-hole course.
