An evolving industrial neighborhood in the south side of Jackson
A communal spirit defines life in King, a neighborhood with strong ties to Jackson’s history as an industrial hub. Taking its name from its proximity to Martin Luther King Jr. Drive, the area offers quick connections to Jackson’s city center, a varied selection of recreational opportunities and modestly sized 20th-century homes. King was one of many within the city’s southside to experience growth and downturn over the last century as the local automotive industry rose and fell. Today, local grassroots efforts have started the process of building a brighter future for the community. “Jackson’s a very progressive town, and family is everything out here. It’s got a very friendly atmosphere,” says Valerie Stover, the owner and head broker at Val Stover Real Estate Team. Stover is a lifelong Jackson area resident and has sold homes in the city for more than 30 years.
Single-family homes and duplexes with early traditional stylings
The area has many single-family properties from the 1880s to the 1920s, and most homes share elements of early traditional homes, such as enclosed porches, unfinished basements and detached garages. These homes start at about $10,000 and can reach $125,000. Multi-family properties are rare in the neighborhood but share similar aesthetics, and generally range from $30,000 up to $110,000. Some areas within the neighborhood may have higher flood risks, according to the Flood Factor index. Buyers are advised to determine a property’s compliance with insurance policies and local building codes before making any real estate purchases. Residents may also experience higher noise levels along major roads such as Cooper Street and Martin Luther King Drive.

Important things to know
In 2020, the city government approved a proposal to create a dedicated board to oversee updates to the King area and other neighborhoods in Southside Jackson along Martin Luther King Jr. Drive and Prospect Street. Since then, the Martin Luther King Corridor Improvement Authority has gotten multiple projects underway, including surveys and partnerships with residents and businesses to determine community needs, applications for grants to improve recreational spaces and applying federal grant funds to critical infrastructure updates.
Educational foundations at Jackson Public Schools
Students in King and other Jackson neighborhoods can enroll at schools within the Jackson Public Schools system or at other local districts with the area’s school choice assignment program. Schools local to the area include Cascades Elementary School, which has a 13:1 student-teacher ratio and a C grade on Niche. Middle School at Parkside also earns a C grade. Jackson High School’s extracurricular offerings include a tea club, where students can choose a favorite brew and socialize with friends, as well as familiar options such as a chess club and 23 sports programs. The school earns a B-plus grade on Niche.

Dining and shopping northeast and in Downtown Jackson
King’s residential and recreational focus means that business options available within the immediate area are limited, but citizens can easily head to neighboring communities for additional choices. Businesses in the immediate area include AutoZone and Domino’s Pizza locations on High Street. On the north side of the area near Cooper Street, Doll n’ Burgers offers a menu of burgers, fries, hot dogs and other American classics, while Biggby Coffee is a regional fave for morning and afternoon pick-me-ups. Aldi and Meijer locations along Michigan Avenue provide reliable spots for groceries and everyday needs. In the downtown area, Chilango’s Burrito Bar is a local staple for Mexican fare, while RJ’s Metropolitan Ice Cream Company offers burgers, fries and milkshakes that earned it a spot on the 2023 Michigan’s Best Small Businesses list.

Local involvement at the Martin Luther King Jr. Recreation Center
King’s primary destination for outdoor leisure is the Howard Woods Recreation Complex, which offers several sports courts, connections to the 4-mile MLK Equality Trail for pedestrians and the 13-mile Inter-City Bike Trail for cyclists. Guests can also visit the Martin Luther King Jr. Recreation Center on the grounds. The community center provides after-school programs for local youth, a meeting room for events, a fitness room and the Tony Dungy/Comcast Media Lounge. North of the neighborhood on Martin Luther King Jr. Drive, Workers Memorial Park offers a public basketball court, playground and green space in the area near McCulloch Elementary School, which closed in 2017. Additional recreational spaces to the south include Exchange Park and Leake Park.
The Recreation Center at Howard Woods Recreation Complex has a fitness center for locals to use.
The paved Inter-city bike path runs through many local parks and connects to King.

A 1 mile drive to Downtown Jackson
South Cooper Street and Martin Luther King Drive are the King area’s primary north-south connections to the rest of the Jackson area, while East High Street, Morrell Street and East Washington Avenue are the main east-west thoroughfares. Locals are about 1 mile south of Downtown Jackson, 37 miles west of Ann Arbor and 42 miles south of Lansing. The nearest hospital, Henry Ford Jackson Hospital, is about 2 miles north of the neighborhood. For car-free travel, residents can catch Jackson Area Transit Authority buses along Martin Luther King Jr. Drive and High Street. Locals traveling outside of downtown Jackson can catch flights at Detroit Metropolitan Wayne County Airport, 62 miles east of the neighborhood.
Local gatherings at Elnora Moorman Plaza
Since 2019, Black community members in King and other Southside neighborhoods have organized the Southside Festival Series each summer, with many events happening at the community’s own Elnora Moorman Plaza. These events include live music, family activities, local vendors and job fairs, along with programming from community organizations. Many of the city’s other social destinations are available in neighboring communities. Downtown Jackson hosts the Cruise-In and Concert series of car shows in the summertime and the Jackson StoryFest literary festival each October, among other events. Residents can also enjoy outings year-round at bars such as Veritas, Ogma Brewing Company and The Dirty Bird. West of the neighborhood, The Cascades is a warm-weather favorite for waterfall light shows and fireworks for the Fourth of July. Several churches and houses of worship operate in the community and the surrounding Southside area, including Oasis of Love Full Gospel Church, which hosts regular community outreach events, St. John’s Church of Christ, which holds annual baby showers for local moms-to-be and monthly dinners open to all.
Downtown Jackson is a hotspot for local events and an up and coming dining scene near King.
The Cascades at Sparks Foundation County Park have weekly light shows May through August.
