Nicholls bridges together the sought-after locales of Jackson’s west side with the city’s cultural centers in its downtown and southside communities. Tucked between three of the city’s major thoroughfares, the neighborhood’s focus on early 20th century homes means there may be less to do within the boundaries. But locals can still enjoy an abundance of lifestyle options while benefitting from a quieter life at home, from golf courses to the south to shopping and dining to the north. “Between the options in Jackson, If you can't find something fun to do in the summer, you're not trying hard enough,” says Kathy Byerly, an associate broker with ERA Reardon. Byerly has sold homes in Jackson and the Mitten State for more than 20 years.

Queen Anne and minimal traditional homes from the 19th and 20th centuries
Most properties in Nicholls were built between the 1890s and the 1940s and share a minimal traditional look. Common features include vinyl, aluminum or wood lap siding, covered or enclosed porches and occasional flourishes like classical columns or faux shutters. Some homes with more elaborate Queen Anne stylings are also available in the area, differentiated by more ornamental features and generally larger footprints that make them a popular choice for multi-family conversions. Single-family properties with larger upkeep needs range from about $8,000 to $70,000, while turnkey homes generally sell between $94,000 and $190,000. Multi-family units typically sell from about $35,000 to $108,000.

Shopping and dining on surrounding city blocks
Nicholls offers a few shopping options within the neighborhood, though businesses in surrounding areas better serve most everyday needs. Keyes Log Cabin Party Store sells beer, spirits and snacks at the corner of Fourth & Franklin Street. Clothing Carousel is a consignment store offering gently used fashions, with a small selection of home goods and cosmetics. Close choices for everyday goods include Polly’s Country Market, a local grocery chain located west on Spring Arbor Road. North of the neighborhood, Walmart and JCPenney are the main anchors at Jackson Crossing Mall. Healthy Vibes Jackson on West Avenue serves meal-replacement smoothies and other fitness-minded drink and snack choices. To the east, Hinkley Bakery has served doughnuts and other sweets in Jackson for more than 110 years. Additional shopping and dining options await in downtown Jackson to the area’s northeast.

Sidewalk parks, Cascades waterfalls and Jackson golf
Small recreational spaces such as Under the Oaks Park and Greenwood Park are available within a few blocks of Nicholls, and two of Jackson’s primary recreational hubs are available within about 2 miles of the neighborhood. To the southwest, Cascades Park takes its name from the Cascades waterfall, which glows with a coordinated light show during the summertime between Memorial Day and Labor Day. Other activities available at the park include an 18-hole golf course and six diamonds for baseball and softball. Ella Sharp Park, located south of Nicholls, has its own public golf course alongside the Ella Sharp Museum. Locals can visit the museum to learn more about Jackson’s local history, go stargazing at the Peter F. Hurst Planetarium or stop by for regular art classes. Horace Blackman Park hosts varied events in a town square setting in downtown Jackson.

Celebrations in downtown Jackson and parks to the south
Nicholls’ connection to the heart of Jackson places residents close to many of the city’s most popular offerings. Northeast in downtown Jackson, locals can enjoy their favorite adult refreshments while exploring the Social District, a designated area of shops and hangout spaces. The city center also hosts the popular Cruise-In Concert series each summer, where classic car owners show off their rides alongside food trucks and live musical performances. To the south, the Cascades area hosts annual events like the Jackson Civil War Muster, one of the Midwest’s largest reenactment events. Ella Sharp Park is the home of the annual Hot Air Jubilee, which has hot air balloon competitions and lets residents take rides in the flying contraptions.
About 40 miles to both Lansing and Ann Arbor
West Avenue, Fourth Street and First Street are Nicholls’ primary north-south connections to greater Jackson, with Morrell Street and Franklin Street acting as the main east-west thoroughfares. Downtown Jackson is about 1 mile northeast of the neighborhood. Residents can easily get to the city center by driving, walking or hopping on Jackson Area Transit Authority buses. Stops are available along each of the neighborhood’s main roads. For medical emergencies, Henry Ford Jackson Hospital is 2 miles away. Residents traveling out of the south Michigan area can catch flights at Detroit Metropolitan Wayne County Airport, 61 miles east of the neighborhood.
New educational facilities at Cascades Elementary School
Families can enroll kids in the Jackson Public Schools district or other local districts in Jackson County with the Michigan school choice program. Cascades Elementary School, the nearest public option, reopened in 2021 as Jackson's first new public school building since the 1960s. The school has a 13:1 student-teacher ratio and earns a C grade on Niche. Middle School at Parkside also earns a C grade. Jackson High School earns a B-plus grade on Niche.
The back entrance to Cascades Elementary School has a looping drive for pickups and drop-offs.
A domed auditorium can be found on the west side of Middle School at Parkside.
