While folks head to this central Jackson area to hit the Nixon Water Park and slides in the summer, residents often find themselves a mile downtown or at their city’s popular regional parks. The area’s single-family homes hail from multiple decades and newcomers pick and choose from era-specific housing styles, in a city now connected by a modern transit system both within Jackson and to other major cities in Michigan.

Home styles tracking Jackson’s outward growth
Though the housing stock in Nixon is similar to the rest of the central Jackson area, visitors see signs of the city’s outward development throughout the mid-1900s. Alongside gable-front folk homes and American Foursquares are rows of ranch-style homes on Monroe and Marshall Street. These homes have good bones and most on the market have been brought to City-Certified standards. Sidewalks line one or both sides of these non-uniform blocks, but stop short on smaller roads leading to dead ends. Many have larger back and front yards than those closer to the city center, with large blocks allowing room for an extra shed or DIY patio. Aside from townhouse-style Blair Park Apartments— a low-income housing complex at the very north end of the community—prices in Nixon range from $40,000 to $150,000, depending on the number of upgrades needed.
Some newer sections of Nixon have quaint ranch style homes lining the streets.

Cooper Street bites and trips to big-box stores
Cooper Street cuts past the community, offering a few smaller grocery options and eateries. Hay bales pile outside Keyes Produce, Jackson’s area greengrocer serving fresh fruits and vegetables. The line fills up quickly on hot summer evenings at Amanati's Frosty Boy, a walk-or-drive-thru ice cream stand that serves both soft- and hard- serve cones, along with to-go food like Polish hot dogs and walking tacos. The smell of Philly cheese steaks wafts from Flavorz, a convenience store on the corner of Cooper and Arnold Streets that surprises patrons with well-crafted food in Styrofoam boxes to take home. A Dollar General is also close to home for daily essentials, though folks may want to head northwest to the big-box shopping at Jackson Crossing.
Residents of Nixon can head to Flavorz on Cooper St to satisfy their hunger.

From the Nixon Water Park to the glittering Cascades
Nixon residents live so close to James J. Keeley Park and American 1 Credit Union Event Center that they can hear music from their backyards. In the day-to-day, though, they’ll head north to the Lion’s Park playground and softball fields. Residents and visitors pay the entrance fee to funnel down the slides at Nixon Water Park before hitting the free skate park next door. Those who want a longer day of exploring head to popular attractions on the city’s western limits, like Ella Sharp Park. “There's different ball fields, a pretty nice rotunda, and the Ella Sharp Museum,” says Ray Snell, Jackson resident of 55 years and County Commissioner. “A lot of people go running and biking around the area, it’s got hundreds of acres.” The Cascades man-made waterfall—one of Jackson’s most popular sites—serves as more than just a lightshow. “Besides the falls, there’s 27-hole golf course, a lot of different playthings for the kids and we have 8 pickleball courts, those courts are full everyday,” Snell says. “There's also ball fields there. And I can’t forget the walk-up and drive-thru Cascades Ice Cream, it’s an awesome addition to that area.”

Biking along North Street or hopping on a JATA bus
Residents have multiple means of getting from Nixon to other parts of the city. “We have a bus system that’s pretty well-used,” Snell says, referring to the fully-accessible Jackson Area Transit Authority (JATA) vehicles that make their rounds each day towards the transfer center downtown. “As far as bikes go, we have bike lanes on the roads. We also have a trail system for bikes and walking.” The Arts Armory trail leads from Lions Park to said bike lanes along East North Street, and riders can head the full mile and a half to downtown Jackson using these. Business Route 127 and Interstate 94 cross paths here, making for quick routes to other sides of the city and putting drivers en route to Ann Arbor, Lansing and Detroit. Robust healthcare services at Henry Ford Jackson Hospital are 1.5 miles away on East Michigan Avenue, though the nearest airport for commercial flights is Detroit Metropolitan Wayne County Airport, 59 miles east.
The JATA bus systems runs all throughout Jackson providing easy commutes.
Most of North St is lined by bike lanes making it an easy commute for locals.

Schools for Jackson Vikings
Kids living in Nixon are zoned for Northeast Elementary School, which scores a C-plus from Niche. Middle School at Parkside scores a C, while Jackson High School gets a B-plus and offers the Jackson Area College & Career Connection program to prepare students for their futures in higher education or a skilled trade. Both the middle and high school also host community closets for kids struggling with access to school supplies, hygiene products and clothes. Jackson Public Schools also offers school choice, so parents can apply to other area schools on behalf of their child.
