Historic area with plenty to see
In the heart of Jackson is City Center, a historic neighborhood with a vibrant city center but not a ton of housing opportunities. “There’s a lot of history in the area, and the local government has done a good job of preserving it,” says James Carson of America’s Realty-Universal, with 25 years of experience in Jackson. “It’s mostly an area where people come to work, dine or take in a show, but there are a few homes in the area.” While housing is not the main feature of City Center, the neighborhood is home to major museums, including the Mississippi Civil Rights Museum. The downtown district has plenty of dining options and live music venues preserving Jackson’s rich blues history.
Few ranch-style homes
There are not many single-family homes in City Center as most of the infrastructure is commercial property. The median housing price is just over $100,000 in the area. “Most of what we’re seeing is investors hoping in on anything under $50,000 and turning it into a rental property,” said Carson. Many of the homes are ranch-style builds with small porches. The houses have small yards, and on-street parking is a necessity as most homes don’t feature a driveway. Streets do feature paved sidewalks for walking and exercise.
Museums and much more
Locals can head to LeFleur’s Bluff State Park, which features hundreds of acres of recreational activities. The park is home to Mayes Lake, a popular fishing destination, and a nine-hole golf course. There are also campgrounds near the lake and miles of hiking trails. In addition, Smith Park has playground equipment for children and walking paths. The park also has a covered platform stage used for local shows and musical acts. There are frequent festivals featuring food trucks at the park. Locals can visit the Mississippi Museum of Art, or head to the Mississippi Civil Rights Museum, or take in a concert at the Alamo Theater, which was built in 1940 but recently renovated.

Mayflower Cafe and Johnny T's
Residents head to Johnny T’s Bistro & Blues for upscale dining and live music. The hip dining room is dimly lit and features photos of music legends on the wall, while the upstairs Renaissance Room is a sleek bar area with a stage for local musicians to play the blues. The Mayflower Café has been operating since 1935 and is a neighborhood institution. Known for the Greek-inspired menu of seafood and steak, the restaurant has been featured on Food Network’s “The Best Thing I Ever Ate” as well as in feature films Ghosts of Mississippi and The Help. Hal and Mal’s is a hit spot with lunch specials on the weekends and indoor/outdoor seating. Diners can be treated to live music at night in different side rooms. There are a number of boutique shops on Pear and West Streets, and there is a Froogel’s grocery store in the neighborhood for shoppers. For a more expansive retail experience, the Outlets of Mississippi has dozens of nationally recognized stores just to the south off Interstate 20.
Jackson Public School District
Kids in City Center attend the Jackson Public School District, beginning at Baker Elementary, which has a C rating on Niche. The next stop is Blackburn Laboratory Middle School, which has a C-minus rating and a 12-to-1 student-teacher ratio, ranking far better than the national average. Finally, Jim Hill High School also has a C-minus rating and is noted for being one of the top schools in the state for athletics. Hill High was founded in 1912 and has an International Baccalaureate program.
JTRAN around town
Residents can get around town using the JTRAN bus route. The JTRAN has frequent stops on many of the major roads in City Center, including State Street and East Capital Street. The transit service provides transportation all over the Jackson area. Navigating to nearby areas is easy due to the number of major roads in the neighborhood. US Routes 51 and 80 cross through City Center, and Interstates 20 and 55 are accessible on the south side of the area.
