Located near Jackson’s geographic center, Hicksville is convenient in more ways than one. The Jackson-Madison County General Hospital sits just outside the neighborhood, giving many here quick access to the sole tertiary care facility between Memphis and Nashville. Additionally, the hospital and the numerous healthcare practices around the campus means many medical workers also seek housing in this area. Hicksville is also home to Muse Park, a local attraction that offers activities like nature walks and after-school skateboarding sessions. Hicksville's housing options range from stately properties with classical designs to modest cottages that have undergone recent renovations. “There’s not really any new builds in that area. They’re all older homes and a lot of people like those with character. It’s a conglomeration of anything and everything, and they don’t get real expensive,” says Jane Betts, a Realtor with Town and Country Realtors.

From smaller ramblers to larger homes with Greek touches
Many homes here were built between the 1930s and 1980s and coexist in several subdivisions. The area closest to the hospital has communities like the gated Highlands subdivision, and a collection of large ranch-style and Colonial Revival homes complete with a series of long, narrow driveways. A few of these homes also feature Greek design elements like white-columned porches, and most feature lots exceeding an acre in size. A mature tree canopy of tall pines and oaks provides shade for many homeowners. Robert Eatman, a Realtor with Town and Country Realtors, says the larger homes tend “To stay in the family. If they sell them and change hands, it’s because somebody knows somebody that knows somebody.” The rest of Hicksville includes a condominium complex with a community pool, and blocks of smaller houses featuring traditional ranch-style and Craftsman touches. Single-family homes here can run between $120,000 and $230,000, while the more prominent houses can go for upwards of nearly $900,000. Condo unit pricing depends mainly on size, think number of bedrooms, and can cost from about $160,000 to almost $240,000.

Close to downtown Jackson’s dining and brewery scene
Hicksville is a few blocks south of the Old Hickory Mall, which is also surrounded by many chain restaurants. Local staples here include the Catfish Galley, a lunch and dinner spot known for downhome fare like fried fish and hush puppies. At the Red Hook Cajun Seafood restaurant to the west, many enjoy gumbo and large platters of snow crab, lobster and shrimp. Hicksville is also only a couple of miles away from downtown Jackson’s eclectic dining and entertainment scene. A busy lunch spot, The Blacksmith’s menu ranges from an appetizer plate of farmer’s market hummus and vegetables to a fried tilapia sandwich served with seasoned potato chips. In addition to its selection of craft beers, Hub City Brewing offers bowling and regularly hosts live music. Kroger provides the nearest grocery shopping option.

With more than half of Muse Park located within the neighborhood, Hicksville's residents have quick access to this 100-acre green space and one of the more popular outdoor spots in the city. For leisure activities, visitors can explore the local trails and the surrounding woods, or sit on the docks to take in views of the park’s pond. The lower half of the park also features a disc golf course and a few basketball courts. A pedestrian bridge going over North Parkway leads to the Muse skate park and a playground.

Liberty Technology High’s magnet school programs
The neighborhood is zoned for Andrew Jackson Elementary School, which receives a C-minus from ratings site Niche. The elementary school has a gifted program that allows students to learn about subjects like the legal system and foreign cultures. Students here may then continue to North Parkway Middle School and Liberty Technology High School, which receive C-minus and C, respectively, from Niche. A magnet school, Liberty Technology High’s extracurriculars include Air Force JROTC and a student-run restaurant called Taste of Liberty. The neighborhood is also a few blocks north of Lane College, a private and faith-based historically Black institution. The college partners with global technology giant IBM to allow students to earn certifications in a variety of fields like cloud computing and cybersecurity. Jackson State Community College is another institution close to the neighborhood.

Free Friday night shows at The Amp
Hicksville is only a few minutes from downtown Jackson, which hosts many events throughout the year. Between spring and fall, Jackson’s Amp at the Market—or simply The Amp—puts on a series of free Friday night concerts showcasing West Tennessee’s musical heritage. Spectators enjoy the shows from the comfort of lawn chairs around the stage and can grab dinner from several nearby food trucks.

Hicksville is about 2 miles north of downtown Jackson. Although most residents here drive, the Jackson Transit Authority has several bus stops located along North Highland Avenue. Those going on out-of-state flights go to the Memphis International Airport. Just a few blocks from the neighborhood, the Jackson-Madison County General Hospital provides a variety of medical care.
