What it's like to live in Alderman Park

"Alderman Park is an older area with people who've been here for 30 or 40 years," says Alton McGriff, a Jacksonville native and Realtor with Fathom Realty. "The neighborhood is becoming a hot spot. If your family wants to have peace and a sense of community, that's the place to be. When you walk outside, all you'll hear are birds." The neighborhood is within the Arlington region of the city. McGriff says the area is known as a family-friendly environment with nearby attractions and schools.

Pricing and housing types

The older community primarily has brick and concrete block ranch-style houses. Many have new roofs, updated electrical systems and other renovations. Most homes date from the 1960s to the 1970s; however, there are also more recent options in the community. The Rivergate development has townhomes built during the 2020s, while the Whistler Woods subdivision offers New Traditional houses from Lennar. Alderman Park's median sale price is in the lower $300,000s, which is similar to the overall Jacksonville area, but higher than Woodland Acres and Arlingwood. Homes typically sell from the lower $200,000s to the upper $400,000s. Properties in Whistler Woods and houses over 2,000 square feet are usually the most expensive.

Locals enjoy the surrounding parks and nearby outdoor activities

Arlingwood Park, to the north, has tennis courts, an open field and a playground. To the south is the famed Kona Skatepark, a popular spot for local skaters and BMX riders. The space is known as the world's longest-running private skatepark. Warrington Park provides tennis courts and a seasonal public pool. Outdoor trails are less than 5 miles away at the Jacksonville Arboretum and Botanical Gardens. Residents also enjoy watersports on the nearby rivers. "The area is ten minutes away from boat docks. I've caught catfish, croaker and whiting," McGriff says. "Crabbing is also very big over here [in Arlington]." The Lonnie Wurn Boat Ramp includes a fishing pier and a kayak launch along Mill Cove; many residents avoid using the ramp during low tide.

A commuter-friendly area with multiple busy roads and highways

The Jacksonville Transit Authority runs a public bus route along Arlington Expressway Service Road. Although nearby highways can get congested during peak travel times, most travel by car. "There are several expressways that go into the area. The Arlington Expressway, the Dames Point Bridge and the Mathews Bridge get you to places in the city," McGriff says. The busy University Boulevard and Interstate 295 are both about 3 miles away. Traveling to Downtown generally takes 10 minutes. Trips to Atlantic Beach can range from 20 to 45 minutes, depending on traffic.

Close to retail, local dining and indoor hot spots

Many shop five to ten minutes away, near Merrill Road and the Regency community. The Dames Point Plaza has restaurants, including Mi Veracruz and Crazy Chopsticks, and a Publix. National stores, like Target, Home Depot and Walmart Supercenter, are just a short trip away. Entertainment spots are within a 5-mile drive, including the AMC Regency 24, the bestbet Jacksonville casino and Surge Adventure Park. Locals usually visit Downtown/Riverfront or the beach areas for more entertainment and nightlife.

Public school zoning and popular local private schools

The Duval County Public Schools district provides several school choice options for families. Students in Alderman Park are usually zoned for the nearby Parkwood Heights Elementary School and Arlington Middle School. Terry Park High School offers an IT program and Early College pathways. The private Seacoast Christian Academy is inside the community, off Arlington Expressway. There are a few highly rated private schools within 5 miles, including Harvest Community School and Episcopal School of Jacksonville's Munnerlyn Campus.
