A quiet suburb in Arlington
Alderman Park is a suburban community with updated homes and long-time residents in Jacksonville. “Alderman Park is an older area with people who’ve been here for 30 or 40 years,” says Alton McGriff, a Jacksonville native and Realtor with Fathom Realty. “The neighborhood is becoming a hotspot. If your family wants to have peace and a sense of community, that’s the place to be. When you walk outside, all you’ll hear are birds.” The neighborhood is within the Arlington region of the city. McGriff says the area is known as a family-friendly environment with nearby parks and schools.
Buyers can purchase ranch styles and townhouses
Many Alderman Park homes are renovated; some have new roofs and updated interiors. Front yards show fanned palms and mature trees with hanging moss. The residential streets have single-story ranch-style houses. Most dwellings are made of brick and concrete blocks. Alderman Park houses date from the 1960s to the 1970s. The most recent homes are attached units built during the 2020s; Rivergate development contains townhouse units with two to three bedrooms. The newer, attached homes can list between $200,000 and $280,000. Houses range in price from $200,000 to $415,000. The region is prone to tropical storms and hurricanes, which can cause property damage.
Attending Duval County Public Schools
Parkwood Heights Elementary has a C-plus rating from Niche. Arlington Middle receives a C-minus. Teens enroll in the C-rated Terry Parker High; the school offers an early college program for students. Dual enrollment courses are provided by Florida State College at Jacksonville and Edward Waters University. Faith-based options like Seacoast Christian Academy and La Core Christian Elementary are inside the neighborhood.
Traveling the expressways and I-295
Bus stops are along Townsend Boulevard, but commuters are more likely to drive to get around. “There are several expressways that go into the area. The Arlington Expressway, the Dames Point Bridge and the Mathews Bridge get you to places in the city,” McGriff says. The nearest Interstate 295 interchange is 3 miles away; the highway provides access to the rest of Jacksonville. The neighborhood is 6 miles from downtown and 12 miles from Atlantic Beach.
Visiting Arlingwood Park and Lonnie Wurn Boat Ramp
Arlingwood Park, to the north, has tennis courts, an open field and a playground. To the south awaits Kona Skatepark, a popular spot for local skaters and BMX riders. The space earned a title in the Guinness Book of World Records for the "longest surviving privately owned skatepark." The Lonnie Wurn Boat Ramp has piers for walking and fishing along the water. "The area is ten minutes away from boat docks. I've caught catfish, croaker and whiting," McGriff says. "Crabbing is also very big over here [in Arlington]." Next to the ramp is Fort Caroline Community Center. The on-site pool is occasionally open during the summer months.
Near Dames Point Plaza and Regency
Dames Point Plaza is less than 2 miles to the north. The retail plaza contains a Publix Super Market and a GNC. The shopping center has casual dining options such as Mi Veracruz and Crazy Chopsticks. Locals are also 2 miles from the Regency area, known for its storefronts and big box suppliers like Target and Home Depot.
