An east Jacksonville suburb that's undergoing a few changes
Over the Matthews Bridge and the St. Johns River is Arlington, an east Jacksonville community that's been around for a few generations. "It's a well-established, older neighborhood that's right outside our urban core," says local Realtor Alicia Slater of Momentum Realty. She was born and raised in Neptune Beach, about 12 miles from Arlington. "It fell into disrepair a little bit, but they're starting to revive the neighborhood." Several homes have been remodeled and new developments, like the College Park Shopping Center, are starting to pop up. Local Realtor Tom Moore of Watson Realty Corporation grew up in Arlington and has noticed the growth and redevelopment first-hand. "New businesses are moving in," Moore says. "It's exciting for people who have wanted the area to return to its greatness." The nearby Jacksonville University plays a significant role in Arlington's growth by investing in these new developments and inviting a wave of new people to the neighborhood.

Most houses were built in the 1950s. Midcentury modern and ranch-style homes are most common, measuring between 1,000 and 1,500 square feet with three bedrooms. "People are often out walking or riding bikes," Slater says. Condominiums are available at the Hidden Oaks condo complex. They feature two-bedroom units that list between $80,000 and $100,000.

Dinner at Sweet Mama's and ongoing developments in College Park
In the few years following its opening in 2019, Sweet Mama's Southern Homestyle Cooking has become an Arlington staple. The locally owned spot serves Southern classics, like fried chicken, butter biscuits and ribs. Inside, a chalkboard lists the vegetable of the day and the available desserts. The Donut Shoppe opens at 5 a.m. daily and offers 21 donut varieties baked fresh each morning. College Park Shopping Center, an actively developing commercial pocket, features Winn Dixie and Dollar General. The shopping center is part of a multi-million-dollar project that aims to bring a new grocery store, lighting improvements and contemporary facades.

Tree Hill Nature Center has trails and wildlife in three ecosystems
The Tree Hill Nature Center is a 51-acre urban wilderness preserve with a natural history museum, wildlife gardens and the Joseph A. Strasser Amphitheater. The preserve's diverse landscape includes wetlands, swamps, and hardwood forests, as well as various wildlife with designated viewing areas. Several walking trails, like the Howland Creek Trail and the Boardwalk Trail, weave through the preserve. It also hosts several educational programs that include guided tours and overnight camps. Bruce Park has served the community since the 1950s and is popular for its sports facilities. It sprawls across nearly six acres between Arlington Road and Commerce Street and has tennis courts, a baseball field and a playground. The Arlington Football Alliance gets together at Arlington Seminoles Field. The Football Alliance hosts a summer flag football league, fall tackle football and cheer and dance.

Arlington Middle School receives a C-minus, and Terry Parker High School has a C. The high school offers an Early College program, where 11th and 12th-grade students are full-time at the Florida State College of Jacksonville. They can still enjoy high school activities, like sports and clubs. Jacksonville University is 2 miles outside Arlington. It offers over 100 academic programs, including marine science, engineering and nursing programs.
