Recent changes in the Arlington neighborhood
"It's a well-established, older neighborhood that's right outside our urban core," says local Realtor Alicia Slater of Momentum Realty. She was born and raised about 12 miles from Arlington. "It fell into disrepair a little bit, but they're starting to revive the neighborhood." The Renew Arlington Community Redevelopment Area is a major 20-year plan to improve the long-standing Arlington region. The city partnered with Jacksonville University and local groups to improve the area. The focus is along University Boulevard, Merrill Road and Arlington Road. Developments include attracting more businesses, as well as repairing sidewalks and older buildings.
Buying a home in Arlington
The neighborhood is very suburban, with front yards and paved driveways. Many subdivisions don't have sidewalks, but locals often walk or bike inside their developments. Most houses date from the 1950s to the 1970s. Midcentury modern and ranch styles are the most common; several homes here need renovation. Units are also available at the Hidden Oaks Condominiums complex. Arlington's median sale price is in the lower $200,000s, lower than the median for the city. "In Arlington, you're going to pay more for a home than on the north side of Jacksonville. But you'll pay less than in the beach communities," says Delmas Harper, the broker of Harper & Associates Real Estate, which is inside the neighborhood. Usually, Arlington homes sell between the lower $100,000s and the lower $300,000s. Sometimes, fixer-uppers can sell for less than $100,000.

Popular outdoor destinations among the locals
The Tree Hill Nature Center is a 51-acre preserve along Lone Star Road. The center has wildlife gardens, animal exhibits and educational programs. Visitors can enjoy short hiking trails through wetlands and forests. Bruce Park has been a neighborhood spot since the 1950s. There are tennis courts, a baseball field, a water feature and a play area. The Arlington Football Alliance holds practices at the park. The alliance manages youth sporting leagues for football and cheer and dance. Gamewell Tot Lot is a small play area next to homes. Locals are also close to the St. Johns River, where they can fish and occasionally spot bottlenose dolphins. The Arlington Road Boat Ramp is open to the public, and boaters can reach the launch site in about 1 to 2 miles. The ramp sits next to the Arlington Marina, which offers boat slip rentals and monthly storage. The greater Arlington region is known for its cultural attractions, including the Fort Caroline National Memorial, a historic site with wooded trails and a replica of a 16th-century French fort.

The retail scene inside Arlington
"Arlington is a historic part of the city and the area has a lot of culture and lifestyle. You also have a lot of shopping on this side of Jacksonville," Harper says. There are businesses throughout the community, but most are near University Avenue and the Arlington Expressway. College Park Shopping Center used to be an empty retail space until the completion of a multimillion-dollar renovation in 2023. Now, it contains a new Winn-Dixie, Conie's Ice Cream and a colorful mural that spells, "Arlington." More dining spots are throughout the neighborhood, such as Sweet Mama's Southern Homestyle Cooking, which opened in 2019. The Donut Shoppe has been at the same location since the 1960s, although it has changed owners over the decades.

Options for traveling around Jacksonville
Drivers commute along University Boulevard and Merrill Road; the roadways can have traffic delays and congestion during rush hour. The Arlington Expressway connects to Matthews Bridge, leading downtown in about 5 miles. Interstate 95 is 5 miles west, while Interstate 295 is 3 miles east. The Jacksonville Transit Authority (JTA) runs public bus routes 10, 19 and 23 through the area. The ReadiRide is an on-demand shuttle service bringing riders to popular destinations in Arlington and several other neighborhoods.

School zoning and nearby academic options
The community is zoned for Duval County Public Schools. Students are assigned to either Arlington Elementary School or Arlington Heights Elementary School. Older students can head to Arlington Middle School and Terry Parker High School. The high school has an Early College program. The district manages almost 200 academic locations, including charters and public schools. Families can apply for school choice on the district's website. Jacksonville University stands 2 miles away, providing over 100 programs.

I would never live here again, if I could have grown up in a different area I would. My city, and especially the area I live in is dangerous and full of crime. In the future I see it improving very slowly. I hope to return to my city, but not to the area I grew up in.
