Historic Jacksonville suburb on the river
On the northern banks of the St. Johns River, the Jacksonville suburb of Avondale is “a historic neighborhood with great mix of large, old homes and smaller bungalows,” says Allison Steilberg, a realtor with Berkshire Hathaway who’s sold many homes in the area. Avondale was developed in 1920 by the Avondale Company, who advertised the neighborhood as “Riverside’s Residential Ideal.” Since then, the American Planning Association has named it one of the best neighborhoods in the country for its early 20th-century houses, boutique shopping district and local parks. “It’s also one of the few walkable areas Jacksonville has, and it feels like there’s always something going on,” Steilberg says.
Avondale is bordered by the St Johns River and just a few miles from downtown.

Avondale’s Colonial Revivals and bungalows
Avondale residents can stroll along sidewalk-lined streets that wind around the banks of the St. Johns River and lead to nearby restaurants and parks. Homes stand on flat lots with manicured lawns and detached garages, all shaded by mature, moss-coated trees. “What’s great about Avondale is that you’ve got these historic houses at nearly every price point,” Steilberg says. “You’ve got $350,000 bungalows to $1 million riverfront homes,” Steilberg says. Craftsman bungalows from the 1920s and ‘30s are common here, and they typically feature wood or brick siding, gabled entrances and spacious front porches. Prices start at $234,000 for a one-bed, one-bath and go up to $665,000 for a three-bed, three-bath with more unique design elements, including stucco exteriors and pointed arches.
Two-story Tudor Revival and Colonial Revival homes from the early 20th-century are also found here. Both have primarily red-brick exteriors, but the Tudor Revival homes feature half-timber framing and steep, asymmetrical gables, while Colonial Revival homes often have wood siding and dormer windows. Both home styles start at $525,000 for a two-bed, two-bath and typically go up to $1.8 million for a four-bed, four-bath on the water.

Boone and Fishweir Park
Paved walking paths, grassy picnic spots and wooden benches fill the 28-acre Boone Park, which sits right in the middle of the Avondale community. Split in the middle by Herschel Street, the southern section of Boone Park is home to a large playground that features numerous jungle gyms, swing sets and slides; the Boone Park Tennis Complex can be found in the park’s northern section and has 12 clay courts and two hard courts, all of which are night-lit. Fishweir Park nearby has two night-lit basketball courts, a softball field, and an unpaved walking path that winds around the park’s amenities.

Riverfront 2025
The Riverfront 2025 Plan seeks to reimagine Downtown Jacksonville and surrounding areas. Part of the project aims to link neighborhoods along the northern and southern banks of the St. Johns River — like Avondale on the northern bank — by introducing new interconnected riverfront parks. Jacksonville’s Downtown Investment and Parks and Recreation Departments, as well as Build Up Downtown and Riverfront Parks Now, gathered in 2023 to announce their vision for the city and hope that riverfront neighborhoods begin to look different by 2025.
The Fuller Warren Pedestrian Bridge now connects the north and south bank riverwalks.
The north bank riverwalk is a great place to walk along the river.

I've lived in Avondale for a little over 7 years now. There are several great parks and restaurants within walking distance, and I never worry about my safety walking home.

A lot of people just stay on their side of Jacksonville because they have everything they generally need in a close distance from their house. The restaurants here are nice and some are unique.
