Avondale’s Colonial Revivals and bungalows
Avondale residents can stroll along sidewalk-lined streets that wind around the banks of the St. Johns River and lead to nearby restaurants and parks. Homes stand on flat lots with manicured lawns and detached garages, all shaded by mature, moss-coated trees. “What’s great about Avondale is that you’ve got these historic houses at nearly every price point,” Steilberg says. “You’ve got $350,000 bungalows to $1 million riverfront homes,” Steilberg says. Craftsman bungalows from the 1920s and ‘30s are common here, and they typically feature wood or brick siding, gabled entrances and spacious front porches. Prices start at $234,000 for a one-bed, one-bath and go up to $665,000 for a three-bed, three-bath with more unique design elements, including stucco exteriors and pointed arches.Two-story Tudor Revival and Colonial Revival homes from the early 20th-century are also found here. Both have primarily red-brick exteriors, but the Tudor Revival homes feature half-timber framing and steep, asymmetrical gables, while Colonial Revival homes often have wood siding and dormer windows. Both home styles start at $525,000 for a two-bed, two-bath and typically go up to $1.8 million for a four-bed, four-bath on the water.
Boone and Fishweir Park
Paved walking paths, grassy picnic spots and wooden benches fill the 28-acre Boone Park, which sits right in the middle of the Avondale community. Split in the middle by Herschel Street, the southern section of Boone Park is home to a large playground that features numerous jungle gyms, swing sets and slides; the Boone Park Tennis Complex can be found in the park’s northern section and has 12 clay courts and two hard courts, all of which are night-lit. There are two Publix Super Markets within 2 miles of the neighborhood. “I call the one in neighboring Riverside the baby Publix, while the big Publix to the west is in Roosevelt Square,” Steilberg says.Riverside Arts Market and the Cummer Museum
Every Saturday from 10:00 to 3:00 pm, the Riverside Arts Market brings dozens of vendors to the shade beneath the Fuller Warren Bridge. Here locals can find everything from Bubba Bistro’s dog biscuits to acrylic paintings from Magnificent Magnolia, along with a host of food trucks that include the Korean barbecue spot K-Bop Jax. The Cummer Art Museum in the community has a permanent art collection that includes paintings by Norman Rockwell, and its English and Italian gardens, filled with azaleas and cypresses, face the St. Johns River.From Fishweir Elementary to Riverside High
Local kids can attend Fishweir Elementary, which earns a B-plus from Niche, before continuing to C-minus-rated Lake Shore Middle. The Riverfront 2025 Plan seeks to reimagine Downtown Jacksonville and surrounding areas. Part of the project aims to link neighborhoods along the northern and southern banks of the St. Johns River — like Avondale on the northern bank — by introducing new interconnected riverfront parks. Jacksonville’s Downtown Investment and Parks and Recreation Departments, as well as Build Up Downtown and Riverfront Parks Now, gathered in 2023 to announce their vision for the city and hope that riverfront neighborhoods begin to look different by 2025.
