Fifteen miles from Downtown Jacksonville and Ponte Vedra Beach, Baymeadows East is a collection of condo complexes, townhouse associations and single-family gated communities best known for their central location. “It’s convenient to the best shopping centers and beaches, plus highway and city access,” says Glen Morrison, a local real estate agent and Baymeadows East resident of eight years. “A lot of people move here for the weather. We’re on the coast, but it’s not as hot as South Florida.” Tall trees and serene lakes are scattered across the landscape and nearby parks, giving the area a tranquil, secluded vibe compared to the busy urban centers further north.

Gated homes in Hampton Park and nearby apartments

With apartment complexes taking up about half of the neighborhood, single-family homes mostly sit in gated communities like Hampton Park and Old Still. A three-bedroom Modern Craftsman-style bungalow from the 2000s with cross-gabled roofs can go for around $500,000, while a five-bedroom New Traditional-style lakefront house with first-floor bay windows can sell for over $800,000. Condos and townhouses are governed by their own homeowners associations. “The condos here are very popular with young professionals,” Morrison says. “You can commute to work and own your own space, but you don’t have to worry about maintenance.” Two-bedroom townhouses featuring brick and stucco exteriors sell for $250,000, while three-bedroom condos in low-rise complexes with private balconies sell for over $300,000.

Outdoor shopping in St. Johns Town Center

St. Johns Town Center sits just 5 miles north of Baymeadows East, offering one of the largest retail selections in the area with an open-air layout. Locals may head to Publix or Target for day-to-day needs, while Nordstrom and Dillard’s are popular stops for clothing and other retail. True Food Kitchen is known for serving standard American fare using fresh, high-quality ingredients and, although it’s 15 miles away in Ponte Vedra, locals enjoy visiting Palm Valley Fish Camp for fresh, local seafood. “We’re near the coast, so fish places are very big here,” Morrison says. “There are some closer places, but Palm Valley is the best, so it’s become a bit of a local hangout.”

Education with a multi-media focus

Local kids can attend Twin Lakes Academy Elementary School, rated B-minus by Niche, and the C-plus-rated Twin Lakes Academy Middle, where students can join the News and Podcast Club to learn about content production. Next door to Interstate 295

With Interstate 295 running along the neighborhood’s western border, residents have easy access to areas within Jacksonville and Ponte Vedra Beach, which lies about 15 miles to the east.
