Rural life outside of Jacksonville
Surrounded by acres of pine flatwoods and farmland, Bryceville's rural community offers buyers a quiet lifestyle close to Jacksonville. According to Kim Smith, a Realtor with Compass Florida LLC who lived in Bryceville for 16 years, more and more Jacksonville residents are moving to rural areas like Bryceville for a simpler existence. "People started recognizing, 'Hey, there's more than meets the eye to this little, sleepy town,'" Smith says. She says the price of land is cheaper than in nearby St. Johns County, and people here have more space to care for animals, grow produce and raise families.
A mix of manufactured homes and New Traditional homes in Bryceville
One of Bryceville's draws is that most homes sit on about one to four acres of land, giving residents plenty of space to spread out. Many lots are lined with pine trees for privacy and surrounded by acres of grassy pasture. Most homes are either manufactured homes with prices between $135,000 and $250,000 and ranch-style homes with prices between $210,000 and $500,000. Bryceville also offers farmhouses costing around $220,000 to $635,000. There are subdivisions on the northern and eastern sides of the neighborhood, mainly consisting of New Traditional and modern farmhouse homes priced between $350,000 and $500,000. Some subdivisions have HOA fees, which typically run about $50 per month.

Nassau County School District
Students attend Nassau County School District, which earns an A-minus on Niche. A-minus-rated Bryceville Elementary School is where students start their education before attending Hilliard Middle/Senior High School for grades six through 12. Hilliard earns a B from Niche and offers technical education programs at Nassau Technical Career Center, including options like video game design, computer programming and culinary arts.

Youth league games at the Bryceville Ballpark
The Melissa Lynn Raulerson Sports Complex is on Motes Road and hosts the Bryceville Sports Association's youth baseball program, which includes up to 14 teams per season. The charitable organization is sponsored by the community so that any resident can play baseball without cost. The ballpark is adjacent to a playground and the Bryceville Community Center. Nearby, Cary State Forest offers 13,000 acres of wetlands, flatwoods, creeks and trails. Visitors can hike, horseback ride or hunt with a license. About 6 miles away, the Baldwin Carroll Memorial Park offers woodsy trails, a playground and a skatepark. The park also features a part of the community's history as a former train depot, with a preserved caboose exhibited at the park.

Nearby Baldwin is where most residents gather, according to Smith. "Everybody in town meets for breakfast and chats at Everybody's Restaurant," Smith says. The local favorite serves up grits, greens and homemade biscuits on hot plates. Cousin Willie's Smokehouse offers smoked ribs and thick turkey sandwiches, and Papa Seans Pizza's menu features Cajun ranch wings and multiple toppings. Residents can visit Killough's Produce for local vegetables and goods, and Dollar General has quick conveniences. Bryceville is 10 miles from the nearest Winn-Dixie, 17 miles from Publix and 20 miles from the closest big box shopping center, Oakleaf Town Center. Target, Hobby Lobby, Ulta and Aldi, among other retail chains.

Callahan Christmas Parade
Every year, residents in Bryceville attend the Callahan Christmas Parade and Craft Fair in downtown Callahan. People line up near Dixie Avenue to watch decorated fire trucks, and church floats with nativity scenes roll down the street. Families can check out local vendor shops for holiday-themed art and take pictures with Santa.

Highway 301 is used to get downtown and to neighborhood communities and is 8 miles from Interstate 10. Smith says people gripe about the 45-minute drive on I-10 to downtown Jacksonville, 35 miles away, but that rush hour is manageable. The area is car-dependent, and public transportation is not available. Bryceville is about 15 miles from Ed Fraser Memorial Hospital in nearby Macclenny. Jacksonville International Airport is 30 miles from Bryceville.
