Important to know

The neighborhood's median sale price is in the mid $300,000s. Most homes cost between the upper $200,000s and the lower $500,000s. Properties along the water, and some homes over 3,000 square feet, sell from the mid $500,000s to the lower $900,000s. According to FEMA maps, some houses are in flood hazard areas, and homeowners may need flood insurance. “Charter Point (subdivision) is an HOA community, so you’re not going to have short-term rentals there. It’s not very strict, but there are certain rules,” says Rich Stancato a Jacksonville local as well as the broker and owner of Nomad Realty. Many other residents belong to an HOA, so buyers should check rules and regulations before purchasing a home. HOA fees include:

  • Rive St. Johns has an association fee of about $960 a year
  • Emerald Bay's fees are around $275 annually.
  • Charter Point's annual dues are about $275 a year

Housing and HOA snapshot for Charter Point

The Charter Point neighborhood has quiet streets, cul-de-sacs and properties along the water. “This is an older, established neighborhood. It feels like its off the beaten path and tucked away. It’s one of the older parts of Jacksonville that people forget about. You can get lots of square footage for an affordable price,” Stancato says. Most homes are from the 20th century, including ranch styles, Colonial Revivals and split-levels. There are several subdivisions, with the Charter Point development being the largest. Emerald Bay and the Rive St. John subdivisions have more contemporary houses from the late 1990s and early 2000s. Blue Cypress Cove has a handful of homes built in the 2020s. The community also contains waterfront residences along the coves and marshes; some have backyard docks.

Favorite things to do outdoors

Reddie Point Preserve, on the northern edge, spans 102 acres. Locals can visit the public park for fishing, hiking and boating. Arlington Lions Club Park, also on the water, has a 24-hour boat ramp and trailer parking. Blue Cypress Park received major upgrades in 2025, including an updated pool as well as new playground and pickleball courts. The park also has a 9-hole golf course and a recently added fishing pier. There's also a launch for kayaks and canoes. The nearby Fort Caroline National Memorial is popular for its riverside trail, which has occasional dolphin sightings.

Schools & popular education options near Charter Point

Students can attend Duval County Public Schools, which provides multiple school choice pathways. Fort Caroline Elementary School and Fort Caroline Middle School of the Visual and Performing Arts are a few blocks from the neighborhood. Several top-rated schools are within 10 miles:

Where residents can shop and find restaurants

Locals drive about 5 to 10 minutes to reach grocery stores and local dining spots. On Fort Caroline Road stands an ALDI grocery store, Dollar General and CVS Pharmacy. Shopping centers are along Merrill Road, including Dames Point Plaza, which features a Publix grocery store and restaurants like Crazy Chopsticks and MI Veracruz.

Local roads and commute times

The Jacksonville Transit Authority's public buses run along Route 50. Buses run along the neighborhood's edge on University Boulevard North and North University Club Boulevard. Jacksonville Transit Authority operates Route 50 in the area, though most residents use their cars. University Boulevard brings locals to Jacksonville University with 5 to 10 minutes. The road connects to State Road 115 (FL-115) and the Mathews Bridge, leading straight downtown; the trip can take between 15 and 25 minutes, depending on traffic.
