Old city suburbs meet industrial warehouses near the I-295 beltway
Blooming northwest beyond Jacksonville’s early 20th-century suburbs, Cisco Gardens and Picketville is a sparsely populated community with a large industrial sector right off the Interstate 295 beltway.
About 8 miles from downtown Jacksonville, the community is marked by old freight rail lines and distribution centers for companies such as Amazon, UPS, Kraft Foods and Owens & Minor. But dense clusters of pines and palmettos manufacture a natural essence as well. "Cisco Gardens/Picketville was developed earlier in the city's history and has somewhat of a rural character," says Crystal Moyer, Realtor with Peninsula Properties Realty. While there are some clusters of residential developments near the large distribution centers, the New Kings Road corridor in the Picketville section of the community has seen new development in recent years, adding a little more density near I-295.

Contemporary single-family homes and new townhouses on the rise
Many of the community’s residential dwellings are from the 20th century on lots stretching across a half or full acre, while more recent builds are on a quarter acre. Planned developments, like Pickett's Cove and Pritchard's Point, often feature modest ranch-style homes constructed after the 2000s. Another Realtor, Ardel Jones with Dream Big Realty of Jax, says the area is “on the rise” as buyers see opportunities to pay for a home that’s likely to appreciate. Jones says homes in the area can start around $130,000 and reach upwards of $400,000 or more.

A secret waterfall hidden in Bulls Bay Preserve
In the southern section is an expansive nature preserve with a scenic waterfall. The small water feature is a part of Bulls Bay Preserve, a 1,200-acre conservation of swampy wetlands that hosts hiking and biking trails. Cisco Gardens Park is next to the local fire station on 22 acres that feature children’s playgrounds, two youth baseball fields, an adult softball field and a concession stand. At Picketville Park, sports-loving locals can take advantage of the onsite athletic courts and fields. Along the community's southern border is the Jacksonville-Baldwin Rail Trail, a fourteen-mile urban pathway following a repurposed CSX railroad. The paved route is dedicated as an alternative route for bikers, hikers and horseback riders.

Career programs at Ribault High School
Kids in the community can attend Pickett Elementary, which gets a B-minus rating from Niche. From there, students can advance to Jean Ribault Middle and High School. Niche gives the secondary schools a C-minus. At the high school level, students can apply for career-focused programs in sports marketing, aviation and criminal justice.

Few dining options in the neighborhood but takeout available at Lunch Break
While there’s plenty of active industry in the area, most folks must travel outside the neighborhood to dine out or get groceries from the Harveys supermarket at the intersection of Soutel Drive and Moncrief Road. On Edgewood Avenue toward downtown, folks can grab a bacon cheeseburger or chicken salad sandwich at Lunch Break. It’s also a popular spot for breakfast, as commuters working in the nearby warehouses can get Starbucks coffee with a bacon and egg pita bread sandwich. In the same shopping center, located next to a truck and trailer depot, Annie Ru’s dishes up foam takeout containers with oxtails, pork chops, yams and other soul food classics.

Less than 10 miles from downtown on New King Road
Jacksonville Transportation Authority buses route along New Kings Road to the east of the community, allowing folks to take public transit to points in and around the city. The community also straddles the I-295 beltway, so motorists can get around the sprawling Jacksonville metro area with relative ease.
