East Arlington is the suburban middle ground of Atlantic Beach's gentle surf and Jacksonville's active downtown. "It's the perfect balance," says local Realtor Andrew Young of United Real Estate Gallery. He grew up in East Arlington and recently bought a house 10 minutes from his childhood home. "It's great for people who want to be close to the beach but don't want to worry about the threat of flooding. It's also central to pretty much everything in Jacksonville." Plus, East Arlington is community-oriented, according to Young. "It's friendly, and the neighbors are good," Young says. "They keep an eye on your house." Housing prices are on par with those in the Greater Jacksonville Area but still lower than those on the coast.

Several subdivisions feature New Traditional and contemporary colonial homes
East Arlington is made up of several subdivisions, with homes built between the late 1980s and early 2000s. Subdivisions like Eagles Creek and Grogan's Bluff feature New Traditional homes with four bedrooms, measuring between 1,400 and 2,100 square feet. These usually list between $300,000 and $450,000. Contemporary colonials and bungalows with stucco walls and two-car garages fill communities like Summer Brook, where the houses list between $400,000 and $650,000. The Hammock Grove community features two- to three-bedroom condominiums that sell between $200,000 and $300,000. Most subdivisions feature sidewalk-lined streets with mature oaks and medium-sized palm trees. Many houses sit near or are within walking distance of a small lake.

Duval County Public Schools scores an overall B on Niche and serves nearly 129,000 students. Abess Park Elementary School, rated B on Niche, features a closed-circuit television studio called the Abess Park News Network. The studio allows fourth and fifth graders to report on school news every morning while learning how to operate cameras, sound boards and video mixers. Sabal Palm Elementary School, which scores a B-plus on Niche, features a Teachers of Tomorrow (ToT) program, which allows fifth-grade students to help teachers with tasks like filing and sharpening pencils. Landmark Middle School has a B-minus on Niche, and Sandalwood High School receives a B-plus.

Sunny days at Leonard Abess Park
Leonard Abess Park opened to the public in 1994 and became an East Arlington staple in the following decades. It's next to Abess Park Elementary School, so it's a popular spot for the kids after school. The park features several playscapes, a splash pad and a few picnic shelters. Plus, it has several sports facilities, including baseball fields, tennis courts and a basketball court. In 2020, the city added a dog park. Some subdivisions feature pocket parks, like the Ashley Woods Neighborhood Park, which features a playset and a few swings. The Blue Sky Golf Club runs an 18-hole golf course adjacent to Craig Airport. The Arnold Palmer-designed course just underwent a massive, million-dollar renovation and features a full bar and grill.

Retail and restaurants along Atlantic Boulevard
Atlantic Boulevard is a busy commuter strip along East Arlington's southern border. It has several commercial pockets with big-box retailers, fast-food restaurants and grocery stores. Kernan Village shopping center features Walmart Supercenter, T.J. Maxx and the Myre Asian Market. The Atlantic North Shopping Center features Belk, Academy Sports and Outdoors and Cinemark. A Publix is about a mile north of the community in the Cobblestone Crossing shopping center. East Arlington is also near several locally owned restaurants, including Epik. The burger joint features over 40 burgers with gluten-free options. Catullo's Italian, a local chain serving authentic Italian cuisine, uses fresh ingredients in its house-made sauces and offers a curated list of Italian wines and beers.
East Arlington has great retail shopping, like Belk and Academy Sports.

Heading to Atlantic Beach or hopping on the bus
The Jacksonville Transportation Authority operates buses that shuttle across Atlantic Highway and McCormick Road. The Mayport Express runs to the Mayport Naval Station about 9 miles northeast. Beaches, like Neptune Beach and Atlantic Beach, are about 8 miles east on the Atlantic Highway. Interstate 95 is accessible in downtown Jacksonville, 12 miles west. East Arlington is home to Jacksonville Executive at Craig Airport (JAXEX). Communities surrounding the airport are subject to aviation noise and residents can submit noise impact comments via the airport's website. HCA Florida Memorial Hospital is 12 miles away, and the Mayo Clinic is 9 miles south.

Blackhawk Bluff's drive-through holiday light show
From Thanksgiving until New Year's Day, the residents of the Blackhawk Bluff subdivision put up a dazzling light display with hanging stars hovering over the streets and sidewalks. One of Jacksonville's most popular light displays, the drive-through exhibit attracts long lines of locals every year.

There are a lot of mom-and-pop shops here. There is a large variety of stores so it is very easy to find almost everything you need. Businesses thrive in this city because the city is so large. Popular stores are Walmart, Target, Winn Dixie, Publix, Walgreens/CVS, many department stores, TJmaxx/Marshalls, Ross Dress for Less.
