eTown prides itself on its technology-focused design, offering smart-home packages with every new build. Located about 18 miles southeast of downtown Jacksonville, subdivisions in this master-planned community are named after famous scientists and inventors like Sir Isaac Newton and Thomas Edison. "eTown was built by PARC Group. That's a really highly coveted developer in our area that built Nocatee, Pablo Creek Reserve and large award-winning communities," says Tyler Fitz, an eTown local and Realtor with Anderson Realty. "Houses have handpicked energy-efficient builders, so homes have high energy ratings than other communities. It is not uncommon to see a Tesla and hybrid vehicles." The neighborhood includes a shopping center, subdivisions, apartment complexes and 55-plus developments like Del Webb, and it is still growing.

Recharge Amenity Center and local dog park
Residents of eTown enjoy access to the Recharge Amenity Center. "The main amenity center has a pool, fitness center, dog park and playground. You don't have to leave the community," Fitz says. Many of eTown's gated subdivisions contain smaller parks and clubhouses, like the Del Webb clubhouse with pickleball and tennis courts. The master-planned development is complemented by a verdant backdrop of Florida's natural landscape. "eTown was created as an energy-efficient community. But the developers made a vow that 50% of the land would remain a preserve," Fitz says.

New homes in a variety of styles
eTown's gated subdivisions offer single-family homes and townhouses, most of which are new constructions. The area has smaller modern homes and two-story New Traditional residences with large backyard patios. The Del Webb subdivision serves active adults ages 55 and up, featuring modern Craftsman-style bungalows with two-car garages. Townhouses inside the Kettering and Newton subdivisions come with attached garages. "You can get a townhouse from the mid to high 300,000 or more, but eTown homes go up to $1.5 million for a large estate," Fitz says. Pricing ranges from $300,000 to $650,000 for condos and townhouses. Detached single-story homes can range between $450,000 and $800,000, while two-story homes are often $525,000 to over $1 million.

Tech-based education at Atlantic Coast High
Local kids can attend Mandarin Oaks Elementary School, rated B-plus Niche. The C-plus-rated Twin Lakes Academy Middle provides extracurricular activities such as News and Podcast Club. Atlantic Coast High has an A-minus, offering Career Academy programs specializing in computer technology, including game design and computer science, alongside digital video and engineering. Students who complete these courses can earn industry certifications in their chosen career paths. Atlantic Coast High ranks among the top high schools in the county.

"There are food trucks on Fridays and monthly resident events like comedy night and llama and goat yoga," Fitz says.
Groceries and local dining at the Exchange
Locals may visit Exchange at eTown shopping center for groceries at Publix. The center is still under some development, with new retail and dining locations opening periodically, like the family-owned Tallum Flavors of Mexico, serving authentic cuisine with a wide tequila selection. For dessert, Dolly Llama Waffle Master serves waffles and ice cream in unique flavors and styles, like peanut butter cinnamon toast crunch. Future development plans include a new Baptist Health medical facility. For more shopping and dining, locals travel less than 10 miles to the retail destination, St. Johns Town Center.

Walk to local amenities, easy access to I-295 by car
Although the area has limited access to public transportation, amenities are centralized enough that locals can usually bike or take the 9B toll road on Interstate 295. "Convenience is a big part of the draw as well. The location is impeccable. It's very central to the thriving areas in Jacksonville," Fitz says. The neighborhood is located 15 miles away from downtown and the beach and less than 10 miles from St. Johns County.
